(Development Title Section 9-1015.5[g][4]) <br /> g -�LAND3CAPiNG: Landscaping shall be provided and comply with the following: <br /> (1) All areas riot used for.buildings,�parking,,driveways, walkways, or other permanent facilities shall <br /> be landscaped. A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of State Route 88,shall be installed across the frontage of the project site. The strip <br /> shall'lie continuous. except, where.crossed by driveways and walkways. (Development Title <br /> Section 9-1020.7) <br /> (2) Are of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> h. SCREENING: All'storage materials and related activities, including storage areas for trash, shall <br /> be screened so as not lobe visible from adjacent properties and public rights-of-way. Screening <br /> shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street <br /> side yards, or in front of main buildings. (Development Title Section 9-1022.4[d][21) <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> j. UNIFORM BUILDING CODE: Provide restrooms conforming with all disabled access <br /> requirements. (C.C.R.,Title 24)(Uniform Plumbing Code, Table 4-1) <br /> ( 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Michael Callahan,468-3000) <br /> a. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$876.00 per 1000 gross square feet of <br /> building designated as Warehouse in the Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. (Resolution R-00-433) <br /> b. A copy of the Fina!Site Plan shall be submitted prior to the release of building permits. <br /> c. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall require a <br /> State NPDES construction permit. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Lisa Medina,468-3455) <br /> a. The Environmental Health Department(EHD)requires a soil suitability study, incorporating proposed <br /> staff and customer use, which indicates that the area is suitable for septic tank usage. This must be <br /> F performed prior to the issuance of any building permits(Development Title Section 9-1105.2[d]).
