PA-0500013 OF'PETRE BIGLIERI (APN: 019- <br /> 220-21) (ADDRESS: 17801 E. STATE ROUTE 88, CLEMENTS) <br /> The applicant has submitted the above referenced Use Permit application to convert an existing <br /> 2,500 square foot produce stand into a large agricultural store with a kitchen (Use Type: Produce <br /> Sales, Agricultural Store, Large). The 13.18-acre site has a General Plan designation of AIG <br /> (General Agriculture) and R/R (Rural Residential), and is zoned AG-40 (General Agriculture, 40 <br /> acre minimum)and R-R (Rural Residential). <br /> The project site is located on the north side of State Route 88, at the intersection of State Route <br /> 88 and Atkins Road in Clements. <br /> This item is tentatively scheduled for the Planning Commission meeting of March 17, 2005. The <br /> Community Development Department has the following comments: <br /> Retail Sales <br /> A maximum of five hundred (500) square feet of the structure's total floor area may be used for <br /> limited retail sales. (Development Title Section 9-1070.5[a]) The applicant is planning 150 square <br /> feet of retail space, as shown on the site plan. <br /> The sale of agricultural products, sundries, prepackaged food, bottled or canned beverages, and <br /> freshly prepared food and beverages is allowed only in conjunction with the sale of produce, <br /> and/or shell eggs. The sale of cut flowers shall be permitted only within the retail sales area. <br /> (Development Title Section 9-1070.5[c]) <br /> Access <br /> The access driveway off of State Route 88 shall have a width of no less than twenty-five (25) feet <br /> for two-way aisles and sixteen (16)feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide.
