Revised Conditions <br /> Revisions of Approved Actions for Major Subdivision Application No. PA-0200098 was approved by <br /> the Planning Commission on . The effective date of approval is . This tentative map <br /> approval will expire on ,November 16,2010,which is eight(8)years from the original effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2)a Final Map has been <br /> filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, [209]468-3154) <br /> a. TENTATIVE MAP: The final map shall substantially conform with the approved revised tentative <br /> map dated June 26, 2002. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to residential <br /> parcels: <br /> (1) All parcels shall have a minimum lot width of sixty (60) feet, with the exception of corner lots, <br /> which shall have a minimum width of sixty-five (65) feet measured a distance of 20 feet back <br /> from the front lot line. (Development Title Section 9-310.4) <br /> (2) Individual lots shall not be less than 5,000 square feet in area. (Development Title Section 9- <br /> 310.3[b][2]) <br /> c. LOT WIDTH: The following lot width regulation shall apply to commercial parcels: <br /> (1) All parcels shall have a minimum lot width of 50 feet. (Development Title Section 9-410.4) <br /> d. SETBACKS: The following setbacks shall apply: <br /> (1) There shall be a minimum 150-foot setback between the wastewater treatment plant and new <br /> residential lots. (Mitigation Measure 4.8-4) <br /> (2) To reduce vibration levels, no residential structures shall be located within 200 feet of the <br /> railroad tracks. (Mitigation Measure 4.7-2) <br /> (3) The sum of the dimensions of the side yard and street side yard for corner lots shall be equal <br /> to or greater than the sum of the dimensions of the side yard and street side yard required by <br /> Table 9-310.3. (Section 9-310.5[b][41): <br /> (4) The street side yard for corner lots shall not be less than ten (10)feet in width.
