� N"000 <br /> (3) Collect storm water runoff into stable drainage channels, from small drainage basins, to <br /> prevent the buildup of large, potentially erosive stormwater flows. <br /> (4) Direct runoff away from all areas disturbed by construction. <br /> (5) Use sediment ponds or siltation basins to trap eroded soils before runoff is discharged into <br /> on-site or off-site drainage culverts and channels. <br /> (6) To the extent possible, schedule major site development work involving excavation and earth <br /> moving for construction during the dry season. <br /> (7) Develop and implement a program for the handling, storage, use, and disposal of fuels and <br /> hazardous materials. The program should also include a contingency plan covering <br /> accidental hazardous materials spills. <br /> o. CULTURAL RESOURCES: The following provisions regarding cultural resources shall be <br /> complied with: <br /> (1) Prior to utility trenching on Parcel G, the applicant shall retain the services of Repatriation Inc. <br /> or other qualified cultural resources consultant, either to conduct "shovel testing" of selected <br /> areas of Parcel G prior to trenching or to conduct periodic "spot checking" of the trenching <br /> work during trenching. <br /> (2) If, in the course of development, concentrations of prehistoric or historic-period materials are <br /> encountered, all work in the vicinity of the find shall halt until an archaeologist can evaluate <br /> the materials and make recommendations for further action. If human remains are <br /> encountered, all work shall halt in the vicinity, and the County Coroner shall be notified <br /> immediately. At the same time, a qualified archaeologist shall be contacted to evaluate the <br /> finds. If human burials are found to be of Native American origin, steps shall be taken <br /> pursuant to Section 15064.5(e)of Guidelines for California Environmental Quality Act. <br /> p. MITIGATION MONITORING PROGRAM: The applicant shall comply with all mitigation <br /> measures and timelines identified in the mitigation monitoring program. <br /> q. HOMEOWNERS ASSOCIATION: A Homeowners Association or other County approved <br /> mechanism shall be formed to maintain the proposed parks on Lot "F" and Lot "81" prior to <br /> approval of the Final Map. <br /> r. SLOPES/SOILS: The following provisions regarding soils and slopes shall be complied with: <br /> (1) Finished slopes shall be graded no steeper than 2 horizontal to one vertical and all structures <br /> should be set back a minimum of 15 feet from the top of slope, in accordance with the <br /> recommendation set forth in the October 1997 Geotechnical Investigation performed by <br /> Kleinfelder, Inc. Structures within 15 feet of the top of slope shall comply with specific <br /> foundation recommendations of a registered geotechnical engineer. In addition, further <br /> studies shall be performed as recommended by the project soils engineer to determine the <br /> degree of compaction required to ensure future slope stability, and to assess the competence <br /> of the underlying ground and of the materials to be used for slope stability, and to assess the <br /> competence of the underlying ground and of the materials to be used for slope construction in <br /> those areas where the existing shoreline of the north lake is to extend out into the lake for the <br /> creation of roadways and homesites.
