Hydrologic and hydraulic analyses shall <br /> demonstrate that all property will not be subject to flooding as a result of the proposed drainage. <br /> t Storm drainage shall not affect overall water quality within Oakwood Lake. Discharge from <br /> Oakwood Lake into the San Joaquin River shall continue to meet State Regional Water Quality <br /> Control Board requirements. (Development Title Section 9-1135.2) <br /> e. The project shall be served by a public water system conforming to the requirements of the State <br /> Department of Health Services. The system shall provide adequate domestic and fire water <br /> supply in conformance to the requirements of the County Fire Warden and the local Fire District. <br /> (Development Title Section 9-1120.2) <br /> f. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the State Regional Water Quality Control Board. <br /> (Development Title Section 9-1105.2) <br /> g. Street lighting shall be provided for the subdivision, at all the intersections with Woodward <br /> Avenue that are a part of the subdivision, and at any entrance into the subdivision. Street lighting <br /> shall be installed at the 90 degree turn of Woodward Avenue. Street lighting shall be maintained <br /> by a Homeowners Association or other County approved mechanism. (Development Title <br /> Section 9-1150.11) <br /> h. Adjustment to improvements shall be made to provide for two-way traffic and for temporary cul- <br /> de-sacs, as well as utility systems modifications to conform to County standards where the <br /> subdivision is to be recorded in phases. <br /> i. A Preliminary Soils Report is required in accordance with County standards for the purpose of <br /> determining the R-Value for the design of the roads. The Soils Report shall include slope stability <br /> calculations and setback requirements for proposed lakeside lots and roadways to ensure <br /> structure stability. In addition, the Soils Report shall determine the compaction requirements of <br /> in-fill lakeside lots. The Soils Report shall be submitted with the Subdivision Improvement Plans. <br /> (Development Title Section 9-910.2) (EIR Impact 4.2-1) <br /> j. All utilities shall be underground except power transmission facilities of 35 KV or greater. Public <br /> utility easements shall be provided along the road frontage of the subdivision and as required by <br /> the public utility companies. (Development Title Section 9-1155.2) <br /> k. A grading plan shall be submitted and approved prior to approval of the Final Map. The grading <br /> plan shall contain the information listed in the UBC, Appendix, Chapter 33, Section 3309, with <br /> complete drainage details and elevations of adjacent parcels. Retaining wall details shall be <br /> submitted where applicable. Grading in excess of 5,000 cubic yards shall comply with Sections <br /> 3309.3 and 3309.4 for"Engineered Grading Requirements." Grading that disturbs more than five <br /> acres will require a National Pollutant Discharge Elimination System permit. <br /> 1. All traffic signs and markings shall conform to the manual on Uniform Traffic Control Devices and <br /> San Joaquin County standards and shall be shown on the improvement plans. (Development <br /> Title Section 9-1150.2) <br /> m Any streets that are stubbed for future extension will require temporary turnarounds. Provisions <br /> shall be made for removal of any temporary turnarounds. Adjacent property owners shall be <br /> given notice of the temporary nature of the turnaround and the provisions for removal in the <br /> future. (Development Title Section 9-1150.2) <br /> n.
