An Improvement Plan, prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, and grading shall be submitted to the <br /> Department of Public Works for approval. The most <br /> northerly driveway shall not be used for truck ingress or <br /> egress. <br /> f. Storm drainage shall be retained on the site. Run-off <br /> and pond capacity calculations for the whole project site <br /> shall be submitted for approval. <br /> g. An encroachment permit shall be required for work within <br /> the road right-of-way. <br /> h. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. The fee is $1, 004 . 00 per <br /> 1, 000 gross square feet of building designated as <br /> "Manufacturing" in the Stockton area. The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. <br /> 3 . PUBLIC HEALTH SERVICES: <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> a. A yearly permit to operate a public water system under <br /> the provisions of Title 22 , CCR, will be required by the <br /> Environmental Health Division. <br /> b. If floor drains are required in the storage building <br /> conversion, they must be plumbed through a sand/oil <br /> separator and discharged to an above-ground system <br /> approved by the Environmental Health Division. This <br /> system must be designed by a registered engineer. The <br /> applicant must file an application for facility <br /> permit/waste discharge with the California Valley Region. <br /> The application forms can be obtained from the <br /> Environmental Health Division. If the above ground <br /> holding facility has to be emptied, the contents will <br /> have to be analyzed for any hazardous material. Specific <br /> test requirements can be obtained from the Environmental <br /> Health Division. <br /> C. If hazardous material is stored on the site, the <br /> applicant must register with the County Office of <br /> Emergency Services. <br />
