i. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) j. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of French Camp Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.7) (2) All areas not used for buildings, parking, driveways,walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent(5%)of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. A minimum of six(6) trees shall be planted and evenly spaced throughout the parking lot. k. SCREENING: Screening shall be provided and comply with the following: . . (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six(6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- 1710.2[9]) m. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code requirements shall be applicable and shall be incorporated into the construction plans before submittal to the Community Development Department for a building permit: (1) A complete review at building permit submittal will require compliance with applicable codes and ordinances. (2) Fire flow and hydrants shall be provided for the proposed project by the use of Appendix III-A and III-B of the California Fire Code and NFPA 1142 of the National Fire Code. (3) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code and the appropriate standards and guides adopted in Chapter 35 of the California Building Code and the California Electrical Code. (4) Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association.
