Property development was located on the subject property at the time of our site <br /> reconnaissance. One residence including a detached barn/shop was located within the <br /> proposed Parcel 2. There is also a storage shed located adjacent to the barn found on <br /> Parcel 2. Approximate locations of these dwellings can be found on the attached parcel <br /> map(s). Most of the property is fallow covered with natural grasses and foxtails. The <br /> property contains two (2) access roads, presently. One located on the middle of the <br /> property off Grant Line Avenue leading North into the middle of the proposed Parcel 2 <br /> (this road is the main access road leading to the existing residence. The other is located <br /> at the Southeast comer of the lot and extends to the North, running perpendicular to <br /> Byron Road. <br /> The subject property also has existing utilities on site for electricity, telephone and <br /> natural gas. The property is enclosed by fencing and is only bounded by the neighboring <br /> properties to the West and East, a drainage ditch to the South (which does not appear to <br /> drain onto property), Byron Road to the Northeast and Grant Line Road to the South. <br /> The owner of the property does not appear to have any domesticated animals. No cattle <br /> were observed grazing on the property. The majority of the subject property appears to <br /> be used for simple farming and disking/plowing equipment staging. The property <br /> appeared to have been disked a short time ago and left to grow naturally through the <br /> winter months. There were no crops growing currently on the subject property at this <br /> time. <br /> Mr. Pereira appears to stage his disking equipment on Parcel 2 until he has use for it on <br /> other fields where this service is performed for others. The subject property contained <br /> approximately 7 tractors and approximately 50-100 miscellaneous attachable <br /> disking/plowing pieces of farm equipment. The barn on the property also appears as a <br /> location for minor repairs of the associated equipment. <br /> Regional Groundwater Elevation: The San Joaquin County and Water Conservation <br /> District Spring 1999 Regional Groundwater Report shows the depth to groundwater <br /> within the surrounding area at about 37.4-feet below the ground surface. <br /> Surficial Soil Characteristics: The University of California publication entitled "Soils <br /> of San Joaquin County, California" (October 1992). This agricultural study lists the soil <br /> type on the subject property to a shallow depth as "Stomar Clay Loam", level to 2% <br /> slope. Permeability is described as slow with a water intake in irrigated areas being about <br /> 0.1 inch per hour. The Storie Index for the soil is listed at 68 and the soil has a water <br /> erosion rating of slight. The color variations at various levels below the ground surface <br /> are noted as follows: Typically the surface layer is a grayish brown clay and about 17" <br /> thick. The upper 30" of the subsurface is brown clay loam and clay. The lower part to a <br /> depth of 60-inches is a yellowish brown clay loam.
