On April 19, 2001, a Revision of Approved Actions for Use Permit Application No. UP-96- <br /> 0006 was approved by the Planning Commission for the parking of two trucks as an <br /> accessory use to the existing religious assembly. No overnight parking was allowed. <br /> On October 5,x`.`2009, Merger Application No. PA-0900228 was approved to voluntarily <br /> merge parcels 209 -190-14 and 209-190-16., <br /> Phasinn i- <br /> Development ,Title Section 9-210.10 states unless otherwise specified, approved <br /> applications shell lapse and become void eighteen (18) months after the effective date of <br /> approval. Therefore, Phase 1 must have an issued Building Permit within 18 months. The <br /> application does not specify a completion date for Phase 2. This date is required prior to <br /> the approval of:this application. <br /> Prayer Services <br /> A schedule of religious activities and maximum number of attendees is needed prior to the <br /> approval of this.application. <br /> Parking <br /> Development Title Section 9-1015.3 requires the Use Type: Religious Assembly-Regional <br /> to provided 0.33;parking spaces per seat. <br /> The application''states the number of members will be increasing to 800 members. The <br /> site plan shows the parking calculation using 1,114 members. The total number of <br /> members is required to calculate the required number of parking spaces. <br /> Access and Circulation <br /> Development Title Section 9-1015.5 requires access driveways to have a width of no less <br /> than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles. The <br /> site plan does"Pot have a width measurement for the driveways accessing Grant Line <br /> Road. This is required with the submittal of a Building Permit application. <br /> Signs <br /> Any signs will have to be consistent with Development Title Chapter 9-1710.4 (h). One <br /> freestanding sign is permitted for each street frontage of the parcel. A monument sign <br /> can not exceed-sixty (60) square feet per sign face nor exceed six (6) feet in height. A <br /> pole sign can riot exceed fifty (50) square feet per sign face nor exceed twenty-five (25) <br /> feet in height. I.All signs must be a minimum of five (5) feet from any future right-of-way <br /> line. Any propcjsed sign that does not meet these requirements may be conditionally <br /> permitted if it is;,Jncluded in this Use.Permit application or applied for separately with a <br /> Site Approval application. <br /> Council of Go�srnments <br /> A referral was sent to the San Joaquin Council of Governments (COG) for review.
