The 20 acre parcel is of adequate size and shape to accommodate the proposed <br /> use, building coverage, setbacks, and other requirements of the Development Title. The site plan shows that .i <br /> there is sufficient area for parking and circulation, in compliance with Standards of the Development Title. <br /> Truck parking: Neighbors are concerned about the number of trucks and trailers at the facility. On October 31, <br /> 1994, Site Approval No. SA-94-0040 was approved for the parking of two trucks and trailers, as agricultural truck <br /> parking. Conditions of Approval included that the property shall contain the residence of the owner-operator of <br /> 'h,3 trucks and no employees, other than members of the owner-operator's immediate family, are allowed in the <br /> gricultural truck parking operation. <br /> On April 19,2001, a Revision of Approved Actions for UP-96-0006, was approved by the Planning Commission <br /> for the parking of two trucks as an accessory use to the existing 170 person neighborhood religious assembly, no <br /> overnight truck parking is permitted. <br /> Farre Bureau <br /> The Farm Bureau sent a letter of opposition dated October 10,2011, expressing concerns with rights of farmers <br /> to conduct normal farming practices, potential school or educational services, road conditions and traffic, and <br /> utilities. Land use,traffic,and utilities were previously addressed in the staff report. <br /> Farming practices: The Farm Bureau expressed concerns regarding the ability of farmers to conduct normal <br /> farming practices. San Joaquin County has a Right-to-Farm ordinance, which states"Residents of property on or <br /> near agricultural land should be prepared to accept the inconveniences or discomforts associated with <br /> agricultural operations or activities. Such inconveniencies or discomforts shall not be considered to be a <br /> nuisance".
