(2) A minimum of one hundred and seventy-five (175) parking spaces, in addition to the fifty-six <br /> (56) previously required parking spaces (UP-96-0006),are required for a total of two hundred <br /> and thirty-one(231) parking spaces prior to issuance of building permits for Phase One. No <br /> additional parking spaces are required for Phase Two. (0.33 space is required for every <br /> person.) (Development Title Section 9-1015.3) <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> 30) <br /> feet-lonV(Development Title-Section-9-10-13-.5[b]) - <br /> (4) Parking spaces for persons with disability shall be provided as required by Chapters 11A and <br /> 11 B of the California Building Code. <br /> (5) All parking spaces for trucks and all major truck circulation lanes shall be surfaced and <br /> permanently maintained with asphalt concrete or Portland cement concrete. Aggregate base <br /> may be used for trailer storage areas. Bumper guards shall be provided when necessary to <br /> protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> (6) A minimum of two(2)truck parking spaces shall be provided. <br /> (7) Spaces shall be a minimum of twenty-five (25) feet in length and fifteen (15) feet in width and <br /> shall have a minimum height clearance of fourteen (14) feet. ACCESS AND-CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. LIGHTING: Lighting shall be provided and comply with the following; <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per California Code of Regulations, Title 23, Division 2, Chapter 2.7. <br /> (2) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of W. <br /> Grant Line Road, shall be installed across the frontage of the project site. (Development Title <br /> Section9-1020.7[a]) <br /> The existing landscaping meets this requirement. <br /> (3) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped.
