LFR Inc.
EPA, sixty-seven percent of the structures tested reported levels of radon at less than
4.0 pCi/L of air. Therefore, LFR concludes that radon gas is unlikely to represent an
environmental concern to the Site, and recommends no further investigation regarding
this issue.
5.1.21 Current Uses of Adjoining Properties
LFR performed a curbside reconnaissance of adjacent properties to observe businesses
that may use, store, generate or dispose of hazardous materials. Uses of the adjacent
properties are identified on Figure 2 and are described below:
• North and Northeast: Single family residential structures north and the Union
Pacific Railroad northeast. /
• East: Lower Sacramento Road with commercial structures and agricultural land further 3,
east.
• South and Southeast: Commercial/warehouse structures with Lower Sacramento
Road further south and southeast
• West: Agricultural land with single family residential structures further west.
Based on their current uses, none of the adjacent properties are likely to represent an
environmental concern to the Site. LFR recommends no further investigation.
6.2 Physical Setting Analysis
6.2.1 Topography
According to the United States Geological Survey (USGS) 7.5-Minute Series
Topographic Map of Lodi South, California Quadrangle (USGS 1968 photorevised in
1976), the Site elevation is approximately 17 feet above msl with a gentle rolling
terrain. The regional topography generally slopes to the southwest.
6.1.2 Surface Water
No surface water is located on or adjacent to the Site. However, Bear Creek is located
approximately 300 feet south of the Site. A man-made unlined storm water catch basin
is located in the central portion of the Site but on the day of the Site reconnaissance,
the basin was dry.
6.1.3 Surface Features
The Site topography of the Site consists of gently rolling hills. The majority of the Site
was covered with seasonal grasses, debris piles (resembling landscaping debris and/or
typical household debris), and numerous scattered soil stockpiles. LFR observed an
idle water supply on the southwest portion of the Site.
009-09246M_Lowe6acra =Road_JLHo s_Ph=I rsnxm Page 14
