(C/O LADISH CONSTRUCTION <br /> MANAGEMENT, INC. ) <br /> ----------------------------------------------------------------- <br /> The Planning Division has reviewed the above-referenced applica- <br /> tion and offers the following comments : <br /> General Plan and Zoning: <br /> The proposed project is to establish a church with 234 seating <br /> capacity. The project site is designated as Low Density <br /> Residential and the zoning is I-PA ( Interim Protected Agriculture) . <br /> Section 9-4202 (a) of the Planning Title permits churches in an <br /> I-PA zone subject to an approved Use Permit. <br /> Land Use: <br /> The surrounding land use is largely residential with some agri- <br /> culture. There are residences to the North, West, and East of <br /> the project site. The residences to the North and West are <br /> separated from the project site by Golden Gate Avenue and <br /> Guernsey Avenue. The residences to the East are setback approxi- <br /> mately 150 feet from the proposed project' s eastern property line <br /> with corrals in between . To the South of the project site is <br /> Mormon Slough and walnut orchards . It is not anticipated that <br /> the proposed church will result in significant land use conflicts . <br />
