The site plan refers to a future Phase II . It is not clear <br /> as to what Phase II is or whether it is to be included under <br /> this application. If building permits for Phase II can be <br /> obtained within the established 18 month period, it should be <br /> considered with this application. <br /> 2 . One parking space shall be provided for each three seats pro- <br /> vided in the church and two spaces for each three employees. <br /> As such, 79 91x20 ' parking spaces are required. If Phase II <br /> will expand the seating capacity, additional parking would be <br /> required. <br /> 3 . All traffic aisles shall be a minimum of 24 feet in width and <br /> shall be paved. This standard applies to the fire access <br /> drive as well. <br /> 4 . Any proposed outdoor lighting shall be hooded and directed <br /> away from adjacent properties and roadways . <br /> 5 . The proposed trash receptacle shall be solid on three sides <br /> and gated on the fourth. <br /> 6 . The proposed sign shall be a monument sign and shall not <br /> exceed six feet in height. The maximum sign area shall be 24 <br /> square feet. <br /> 7. The extent of the proposed landscaping is not clearly defined <br /> on the submitted site plan. The following standards would be <br /> applied: <br /> a) Parking areas adjacent to the Golden Gate Avenue and <br /> Guernsey Avenue shall be landscaped to at least a depth <br /> of ten feet. The landscaped areas shall include trees <br /> spaced no further than 25 feet apart and may include <br /> mounding, shrubbery, and/or lawn. Planter areas adjacent <br /> to entrance drives or street corners shall not block <br /> visibility. There shall be clear site visibility from <br /> three to six feet for auto traffic at these locations . <br /> b) The southern portion of the project site shall be main- <br /> tained in lawn. <br />
