Conditions <br /> Major Subdivision Application No. PA-0400524 was approved by the Planning Commission on . <br /> The effective date of approval is . This tentative map approval will expire on , which is <br /> three (3) years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative map <br /> dated May 4, 2005. <br /> b. LOT SIZE: The size of individual lots may be reduced to 4,500 square feet, provided the <br /> following conditions are met: <br /> (1) The average lot size for all lots shall be equal to or greater than 6,000 square feet. <br /> (Development Title Section 9-310.3[b][1]) <br /> (2) Individual lots shall not be less than 5,000 square feet in area. (Development Title Section 9- <br /> 310.3[b][2]) <br /> c. LOT WIDTH: The lot width of individual lots may be reduced to 42 feet provided the following <br /> conditions are met: <br /> `. (1) The average lot width for all lots shall be equal to or greater than 60 feet. LOT LINE ADJUSTMENT: The recordation of a "Notice of Lot Line Adjustment" for Lot Line <br /> Adjustment No. PA-0500285 shall be filed prior to the approval of the Final Map. <br /> e. DEMOLITION PERMIT: A demolition permit shall be issued to remove the existing residence on <br /> parcel no. 157-140-10. <br /> f. TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance: <br /> (1) The following note shall be placed on the Final Map and also shall be recorded as a separate <br /> instrument: <br /> A. The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall require an <br /> approved Improvement Plan application.
