f. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, <br /> Caltrans Traffic Manual,and/or San Joaquin County Standards and shall be shown on the <br /> improvement plans. (Development Title Section 9-1150.2) <br /> g. All utilities shall be underground except power transmission facilities of 35 KV or greater. Public <br /> utility easements shall be provided along the road frontage of the subdivision and as requested <br /> by the public utility companies. (Development Title Section 9-1155.2) <br /> h. Guernsey Avenue shall be improved to County Standards for one-half of a 50-foot-wide right-of- <br /> way local residential street. (Development Title Section 9-1150.5[b]) <br /> i. Hannah Avenue and Terry Court shall be dedicated on the Final Map and improved to County <br /> Standards for a 50-foot-wide right-of-way local residential street. (Development Title Section 9- <br /> 1150.5[b]) <br /> j. This subdivision is approved for recording as a single unit. Phasing is not approved. <br /> (Development Title Section 9-1100.3) <br /> k. A community retention pond/terminal drainage system shall be provided to meet the requirements <br /> of the County and to provide adequate drainage for the subdivision. Hydrologic and hydraulic <br /> analyses shall be provided and demonstrate that all property, both downstream and upstream of <br /> the discharge, will not be subject to a higher flood level as a result of the proposed drainage. <br /> Storm drainage service shall be provided by CS 41. (Development Title Section 9-1135) <br /> I. The project shall be served by a public sewer collection constructed in conformance with the <br /> requirements oftheEnvironmental Health Department and the Department of Public Works. <br /> Sanitary sewer service shall be provided by the East Stockton Sanitary Sewer Project. <br /> (Development Title Section 9-1105.2) <br /> m. The project shall be served by a public water system conforming to the requirements of <br /> Environmental Health and Public Works. The system shall provide adequate domestic and fire <br /> water supply in conformance to the requirements of the County Fire Warden and the local fire <br /> district. Water service shall be provided by Cal Water. (Development Title Section 9-1120.2) <br /> n. The City of Stockton shall verify that the appropriate Right of Service Units for sanitary sewer <br /> have been paid for the proposed subdivision prior to approval of the Final Map, or the payment <br /> may be deferred until building permit application with this statement noticed on the Final Map: <br /> "Payment for the Right of Service Units will be required at the time of building permit application." <br /> (Development Title Section 9-1105.3) <br /> o. Payment of 1.20 Sewer Main Units to upgrade the existing parcel's capacity to 11 units shall be <br /> paid to the County prior to approval of the Final Map. The fee is$3,986.46 per unit for a total <br /> required fee of$4,783.76. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. <br /> p. Street lighting shall be provided for the subdivision and at the intersection of Guernsey Avenue <br /> and Hannah Avenue. (Development Title Section 9-1150.11) <br /> q. The subdivider shall agree to and shall pay user fees for the utility services from the time <br /> improvements are accepted by the County until the lots are placed on the County tax rolls, or up <br /> to an 18-month period, as the case may be. (Subdivision Map Act Section 66493) <br /> r. An Offer of Dedication of ground water rights on the Final Map is required. <br /> s. This development may be subject to reapportionment under San Joaquin Area Flood Control <br /> Agency Assessment District No. 96-1 (Flood Protection Restoration Project).
