(2) Access gates shall be recessed an adequate distance from the property line to <br /> prevent vehicles blocking the right-of-way when the gate is closed. <br /> h. TRUCK LOADING SPACE. A minimum of one truck loading space shall be provided for <br /> the approved use. Each space shall be a minimum of 25 feet in length and 15 feet in <br /> width and shall have a minimum height clearance of 14 feet. On-site driveways and <br /> maneuvering areas may be used in lieu of one of the loading spaces as long as <br /> maneuvering areas for delivery vehicles are provided (Development Title Section 9- <br /> 1015.6). Details shall be included on the Site Plan. <br /> i. LANDSCAPING. A minimum ten-foot-wide landscaped strip, respecting the ultimate right- <br /> of-way width, shall be installed across the site's frontage on Bird Road. The strip shall <br /> be continuous except where crossed by driveways and walkways. All areas not used for <br /> buildings, parking,driveways, walkways, or other permanent facilities shall be landscaped <br /> (Development Title Section 9-1020.8). The required landscaping shall be installed prior <br /> to the issuance of the Certificate of Occupancy for the approved project. Landscape <br /> details shall be consistent with Chapter 9-1020 of the Development Title and be included <br /> on the Site Plan. Undeveloped portions of the project site shall be maintained to prevent <br /> the creation of dust or erosion and shall not become a health hazard. All required <br /> landscaping shall be installed by December 31, 1995. <br /> j. SCREENING AND OUTSIDE STORAGE: Screening shall be provided and comply with <br /> the following: <br /> (1) All stored materials and related activities, including storage areas for trash, shall <br /> be enclosed by a screen six to eight feet in height. Items stored within 100 feet <br /> of a dedicated street or residential zone shall not be stacked higher than two feet <br /> above the adjacent screen (Development Title Section 9-1022.4(e][2][A]). All <br /> loose materials shall be contained in bins (Development Title Section 9-505.6[d]). <br /> (2) The Site Plan shall include all existing and proposed fencing and screening <br /> details. Details shall be consistent with Section 9-1022.3(e) of the Development <br /> Title. Required screening for the existing use shall be installed by December 31, <br /> 1995. <br /> k. TRASH ENCLOSURE. Any outdoor trash bins shall be kept in an enclosure with solid <br /> masonry walls on three sides and gated on the fourth side. Details shall be included on <br /> the Site Plan. <br /> I. LIGHTING. Any security or parking lot lighting shall be installed according to the <br /> requirements of Section 9-1015.5{g} of the Development Title. All lighting shall be <br /> designed to confine direct rays to the premises. No spillover beyond the property lines <br /> shall be permitted, except onto public thoroughfares, provided, however, that such light <br /> shall not cause a hazard to motorists. Lighting details shall be included on the Site Plan. <br /> M. SIGNAGE. A maximum of two advertising signs shall be permitted for the approved use, <br /> only one of which may be a freestanding sign.
