(2) Access gates shall be recessed an adequate distance from the property line to prevent vehicles blocking the right-of-way when the gate is closed. h. TRUCK LOADING SPACE. A minimum of one truck loading space shall be provided for the approved use. Each space shall be a minimum of 25 feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided (Development Title Section 9- 1015.6). Details shall be included on the Site Plan. i. LANDSCAPING. A minimum ten-foot-wide landscaped strip, respecting the ultimate right- of-way width, shall be installed across the site's frontage on Bird Road. The strip shall be continuous except where crossed by driveways and walkways. All areas not used for buildings, parking,driveways, walkways, or other permanent facilities shall be landscaped (Development Title Section 9-1020.8). The required landscaping shall be installed prior to the issuance of the Certificate of Occupancy for the approved project. Landscape details shall be consistent with Chapter 9-1020 of the Development Title and be included on the Site Plan. Undeveloped portions of the project site shall be maintained to prevent the creation of dust or erosion and shall not become a health hazard. All required landscaping shall be installed by December 31, 1995. j. SCREENING AND OUTSIDE STORAGE: Screening shall be provided and comply with the following: (1) All stored materials and related activities, including storage areas for trash, shall be enclosed by a screen six to eight feet in height. Items stored within 100 feet of a dedicated street or residential zone shall not be stacked higher than two feet above the adjacent screen (Development Title Section 9-1022.4(e][2][A]). All loose materials shall be contained in bins (Development Title Section 9-505.6[d]). (2) The Site Plan shall include all existing and proposed fencing and screening details. Details shall be consistent with Section 9-1022.3(e) of the Development Title. Required screening for the existing use shall be installed by December 31, 1995. k. TRASH ENCLOSURE. Any outdoor trash bins shall be kept in an enclosure with solid masonry walls on three sides and gated on the fourth side. Details shall be included on the Site Plan. I. LIGHTING. Any security or parking lot lighting shall be installed according to the requirements of Section 9-1015.5{g} of the Development Title. All lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted, except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. Lighting details shall be included on the Site Plan. M. SIGNAGE. A maximum of two advertising signs shall be permitted for the approved use, only one of which may be a freestanding sign. Sign details shall be consistent with Chapter 9-1710 of the Development Title, and all existing and proposed signs shall be shown on the Site Plan.
