Development Committee -2- <br /> SA-94-56 <br /> b. Submit an Improvement Plan prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff created by the approved <br /> development shall be retained on the site. Only storm <br /> water runoff shall be permitted to enter the site ' s storm <br /> water retention pond. The site's drainage pattern and <br /> corresponding storm drain improvements shall be shown on <br /> the Improvement Plan. Pond capacity calculations shall <br /> be submitted for approval. A plan check fee will be <br /> required. (Development Title Section 9-884) <br /> C. All parking spaces, driveways, and maneuvering areas <br /> shall be surfaced and permanently maintained with base <br /> material of appropriate depth and liquid asphalt, asphalt <br /> concrete, or Portland cement concrete to provide a <br /> durable, dust free surface. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or <br /> properties. (Development Title Section 9-1015. 5) <br /> Details shall be included on the Improvement Plan. <br /> d. Outdoor storage associated with the approved use shall <br /> only be permitted in a designated, paved area shown on <br /> the Improvement Plan and shall comply with the <br /> requirements of the Uniform Fire Code and County <br /> Ordinance. The storage area shall be screened from the <br /> view of motorists on Harding Way. (Development Title <br /> Section 9-1022 .4{e} ) Limits on the height of storage <br /> shall be consistent with Section 9-1022 . 4{e} {2} of the <br /> Development Title and details shall be included on the <br /> Improvement Plan. <br /> e. Any access gates shall be recessed from the property line <br /> an adequate distance from property lines to prevent <br /> vehicles from blocking the right-of-way. Gate details <br /> shall be included on the Improvement Plan. <br /> f. The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of <br /> the County Ordinance Code) <br /> g. A minimum of fifty (50) parking spaces shall be provided <br /> for the facility, including three (3) spaces for the <br /> physically handicapped (two spaces for every 1, 000- <br /> square-feet of new construction and one-half space for <br /> every employee on the largest employment shift) . The <br /> size and location of the parking spaces shall be <br /> consistent with the requirements of Chapter 9-1015 of the <br /> Development Title and be included on the Improvement <br /> Plan. Parking calculations shall be included on the <br /> Improvement Plan. <br />
