The search radius for each <br /> of the government agency listings meets or exceeds the referenced 2000 ASTM standard for Phase I <br /> environmental assessments. <br /> EDR DATABASE SEARCH <br /> General <br /> EDR maintains a large database of environmentally relevant Federal, State and County information. <br /> At our request, EDR performed a search of their database for relevant information and listed sites <br /> situated within the vicinity of the subject property. The scope of the database search both meets and <br /> exceeds the referenced ASTM standards for Phase I environmental assessments. The results of our <br /> review of the agency data are discussed below. <br /> Identified Vicinity Sites <br /> EDR identified no sites listed by Federal and State government agencies within about one-half mile <br /> of the subject property; the actual EDR report is presented in the Appendix. The only listed site <br /> within one mile of the property is the Harney Lane Landfill located at 1470 East Harney Lane, <br /> approximately 4850 feet westerly of the subject property. An underground tank leak was reported <br /> in 1989 at this site, reportedly affecting the underlying soils only. The incident was investigated <br /> and/or remediated and subsequently closed by the County. <br /> "Orphan" Sites <br /> The environmental agency database listing includes a number of listed sites in San Joaquin County <br /> that EDR could not locate due to apparent insufficient address information. Our review of EDR's <br /> "Orphan Summary" revealed no sites meeting the above criteria and the referenced ASTM <br /> guidelines. <br /> CONCLUSIONS AND RECOMMENDATIONS <br /> We have performed a Phase I Environmental Site Assessment in conformance with the scope and <br /> limitations of ASTM Practice E 1527 for the subject property. This assessment has revealed no <br /> evidence of recognized environmental contaminant conditions in connection with past or present <br /> use of the subject property. <br /> Review of readily available historical aerial photography and topographic maps suggest that the <br /> property has been used for agricultural (mostly livestock grazing) and rural residential purposes for <br /> more than 50 years. <br /> A number of smaller containers of household chemicals, paints, gasoline, as well as several <br /> abandoned automobile batteries were observed within the area of a small residence on the northeast <br /> comer of the property. A 55-gallon drum of motor oil (partially filled) was noted within the barn at <br /> this location. The drum has leaked onto a concrete slab within the barn. A concrete wash basin was <br /> observed easterly of the barn; the wash basin was tilled with used paint and motor oil. No evidence <br /> of leakage or significantly impaired soil conditions was noted near the wash basin. Proper removal <br /> of all hazardous chemicals is recommended prior to any demolition activities. <br />
