May 25, 2004 <br /> NOA Project Number: E04061A <br /> Page 2 <br /> ` 1.1 Site Description <br /> ` The Site consists of eight parcels, San Joaquin County Assessor Parcel Numbers 187-400-21, - <br /> 25, -26, -27, -28, -29, -30, and-31, a total of 295.19 acres in size. The San Joaquin County site <br /> approval application number is PA-03-22. A revised site plan associated with the County <br /> application was provided to our office by Mr. Kaestner(original by CenCal Associates); <br /> significant features of the site plan are presented in Plate 1. <br /> ` The elevation of the Site, according to a United States Geologic Survey topographic map, is <br /> approximately 140 to 160 feet above mean sea level. <br /> ■. 1.2 Zoning Information <br /> According to the San Joaquin Community Development Department, the Site is located within <br /> the AG-40 Zone, designated for agricultural parcels with a minimum parcel size of 40 acres. <br /> 1.3 Proposed Development <br /> - <br /> The project consists of constructing a private right-of-way to 29 lots in an antiquated subdivision, <br /> according to information reviewed at the San Joaquin County Planning Department. <br /> 2.0 PRESENT AND PAST USES OF THE SITE AND VICINITY <br /> 2.1 Site Use <br /> ` The Site consists of hilly pasture land used for grazing cattle. Two structures,three wells, and <br /> one septic system are currently located on the Site. Three small ponds or wet areas were <br /> observed. <br /> 2.2 Vicinity Use <br /> r, Properties surrounding the Site are agricultural land,pasture land, and rural residences. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> 3.1 Existing On-Site Septic Tank Usage <br /> One septic system currently exists on the Site and provides sewage disposal to the structures. <br />
