(1) Provide Parking for the physically disabled. The space(s) shall be located as close as possible <br /> to the primary entrance. (C.C.R.,Title 24). <br /> A. Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space(C.C.R.,Title 24). <br /> B. The slope of a parking space shall not exceed '%inch per foot(C.C.R., Title 24). <br /> C. Provide one van parking space. <br /> (2) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code,Table 4-1. <br /> (3) Engineeiled plans are required for new assembly buildings. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Bill DuBois, 468-3000) <br /> a. An encroachment permit shall be required for all work within the road right-of-way. Driveway <br /> encroachment permits are for flatwork only. All vertical features, including but not limited to fences, <br /> walls, private light standards, rocks, landscaping, and cobbles are not allowed in the right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. Remove all shrubbery <br /> encroaching into the public right-of-way. Plantings, excluding trees, shall extend no more than three <br /> feet above the edge of pavement within a 15-foot snipe of a commercial driveway. (Development <br /> Title Section 9-1145.5) <br /> c. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable <br /> at the time of.building permit application. The fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolution R-00-033) <br /> d. The RegionalJransportation Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee is based on the current schedule. <br /> (Resolution R-06-38) <br /> e. The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee is <br /> due and payable prior to issuance of the building permit. The fee shall be automatically increased on <br /> January 1 of.each year through the year 2015 at the rate of 4.55 percent. (Development Title <br /> Section 9-818.4 and Resolutions R-97-5) <br /> f. A copy of the,Final Site Plan shall be submitted prior to the release of building permits. <br /> g. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Projects.
