Conditions of Approval <br /> SA-92-4 <br /> Page 5 <br /> C. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. (The fees currently are <br /> $6, 102 . 00 per 1, 000 gross square foot of building as <br /> "Retail Commercial" , $2 , 603 . 00 per 1, 000 gross square <br /> foot of building as "Office" , $1, 889. 00 per 1, 000 gross <br /> square foot of building as "Service Commercial" , <br /> $1, 323 . 00 per 1, 000 gross square foot of building as <br /> "Warehouse" and $1, 043 . 00 per 1, 000 gross square foot of <br /> building as "Manufacturing" in the Stockton area. The <br /> fees will be $6,291. 00 per 1, 000 gross square foot of <br /> building as "Retail Commercial", $2 , 684 . 00 per 1, 000 <br /> gross square foot of building as office, $1, 948 . 00 per <br /> 1, 000 gross square foot of building as "Service <br /> Commercial", $1, 365. 00 per 1, 000 gross square foot of <br /> building as "Warehouse" , and $1, 075. 00 per 1, 000 gross <br /> square foot of building as "Manufacturing" in the <br /> Stockton area effective February 17 , 1992 . If there is <br /> no building permit required, the fee will be exempt. The <br /> fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. ) (Resolution R-90-304 , <br /> R-91-1025) <br /> d. Wilcox Road shall be dedicated and improved to County <br /> Standards for an 84-foot right-of-way industrial street <br /> and shall conform to the adopted specific plan of Wilcox <br /> Road. (Ordinance 2590, Planning Title Section 9-2373 , 9- <br /> 2376) <br /> e. The frontage improvement for Hubbard Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 50-foot right of way local residential street. <br /> The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Improvement Plan. (A <br /> $250. 00 fee currently is required for processing per <br /> Planning Title Section 9-10502 in addition to a copy of <br /> the Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for <br />
