COMMENTS ON DEVELOPMENTS <br /> SA-92-4 <br /> 4 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fees currently are <br /> $6, 102 .00 per 1 ,000 gross square foot of building as "Retail <br /> Commercial" , $2 ,603 .00 per 1 , 000 gross square foot of <br /> building as "Office" , $1 , 889 .00 per 1 ,000 gross square foot <br /> of building as "Service Commercial " , $ 1 ,323 .00 per 1 , 000 <br /> gross square foot of building as "Warehouse" , and $1 ,043 .00 <br /> per 1 , 000 gross square foot of building as "Manufacturing" in <br /> the Stockton area . If there is no building permit required, <br /> the fee will be exempt. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 ) <br /> 5. Wilcox Road shall be dedicated and improved to County <br /> Standards for an 84-foot right-of-way industrial street and <br /> shall conform to the adopted specific plan of Wilcox Road. <br /> (Ordinance 2590, Planning Title Section 9-2373, 9-2376 ) <br /> 6. The frontage improvement for Hubbard Road shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way urban street. The construction of the <br /> frontage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of Improvement <br /> Plan. (A $250.00 fee currently is required for processing <br /> per Planning Title Section 9-10502 in addition to a copy of <br /> the Grant Deed and an estimate for the required frontage <br /> improvements . The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department and submitted to the <br /> Public Works Department for approval . As an option the <br /> Department of Public Works will prepare the drawing and <br /> estimate for an additional fee of $100.00. ) <br /> (Planning Title Section 9-2143 ) <br /> 7 . Storm drainage for the development shall be provided by <br /> either : <br /> A. Dedication of land, if needed, to expand the existing <br /> community detention pond for Grant Industrial Park and <br /> expansion of the pond volume by the amount required by <br /> County Standards for this development. <br />
