DEVELOPMENT SERVICES DIVISION: <br /> a- This approval is for an 18-hole golf course with a driving range, a 3,000-square-foot <br /> clubhouse with a pro shop and a snack bar, and a 1,000-square-foot storage building. <br /> b. Submit an Improvement Plan, prepared by a Registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage shall be retained on the site or discharged to Reclamation <br /> District 2058. The drainage pattern and corresponding storm drain improvements shall <br /> be shown on the Improvement Plan. Pond capacity calculations shall be submitted for <br /> approval. A plan check fee will be required. (Development Title Section 9-884) <br /> C. The applicant shall secure an approved Business License for the approved use prior to <br /> the initiation of the use. (County Ordinance Code Section 7-1000) <br /> d. Any construction shall comply with the Standards of Construction as set forth in Chapter <br /> 9-1605 on Flood Hazards in the Development Title. <br /> e. A total of 173 parking spaces shall be provided and shown on the Improvement Plan. <br /> The parking lot design and dimensions shall be consistent with the requirements of <br /> Development Title Section 9-1015.5. <br /> f. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained with base material and asphalt concrete to provide a durable dust free <br /> surface. (Development Title Section 9-1015) <br /> g. Parking lot lighting shall be required and shall comply with Development Title Section 9- <br /> 1015.5(g). All lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property line shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> In. Landscaping shall be consistent with the Landscaping Regulations as set forth in <br /> Development Title Chapter 9-1020. <br /> The tees shall be arranged in an arc with each tee directed at a central point 200 yards <br /> away. Details of the tee area shall be shown on the Improvement Plan. <br /> j. A fence or protective barrier shall be installed on the north and the west side of the <br /> driving range. Details of the fence/barrier shall be shown on the Improvement Plan. <br /> k. Fencing shall be required to extend along MacArthur Drive from the site entrance to the <br /> adjacent property to the north. A fence or protective barrier shall protect the 3-acre <br /> homesite on Lot 67 of the Pescadero Colony Unit 2-A. All fencing details shall be shown <br /> on the Improvement Plan. <br />
