The use of herbicides, fertilizers, and other chemicals associated with the operation and <br /> maintenance of the facility shall be managed to prevent movement from the project area- <br /> M. <br /> ream. There shall be no outdoor storage of vehicles or equipment associated with the operation <br /> or maintenance of this facility. Storage shall either be within an enclosed structure or <br /> inside a fenced and screened outdoor storage area. In the case of the latter, a six-foot- <br /> high fence and screening elements shall be included on the Improvement Plan. <br /> n. All outdoor trash receptacles shall be contained within a trash enclosure. The enclosure <br /> shall be located on permanent paving, be designed to accommodate all trash <br /> receptacles, and be constructed on three sides with solid walls and gated on the fourth <br /> side. (Development Title Section 9-1020.8(e)) <br /> o. One sign shall be permitted, and it shall comply with Standards for Agricultural Zones, <br /> Section 9-1710.4(a)(7) in the Sign Regulations of Division 17 of the Development Title. <br /> Sign details shall be included on the Improvement Plan. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The frontage improvements for MacArthur Drive shall be constructed in conformance with <br /> standards for one-haft of a 60-foot-wide right-of-way rural collector road. The construction <br /> of the frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to the estimated construction <br /> costs prior to approval of the Improvement Plan. A $260.00 fee currently is required for <br /> processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed <br /> and an estimate for the required frontage improvements. The estimate shall be prepared <br /> by a Registered Civil Engineer with a typical section drawing on a form to be supplied by <br /> the Department of Public Works and submitted to Public Works for approval. As an <br /> option, Public Works will prepare the drawing and estimate for an additional fee of <br /> $115.00. (Development Title Section 9-1150.2) <br /> b. The driveway and driveway approaches shall be improved in accordance with the <br /> requirements of Undorm Fire Code Section 10.207, San Joaquin County Standards F-1 a, <br /> F-1 b, F-1 c, and R-17, and the Tracy Rural Fire District prior to issuance of the occupancy <br /> permit. (Development Title Section 9-1145.5) <br /> C. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$1,648.00 per <br /> 1,000 gross square feet of building designated as 'Service Commercial' or $236.33 per <br /> daily trip-end generated in the Tracy area. The fee shall be automatically adjusted July <br /> 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record.
