Development Committee -2- <br /> UP-93-0007 <br /> Conditions of Approval: <br /> 1 . This approval is for an eighteen (18) hole golf course <br /> with a driving range, a 3 , 000 square-foot clubhouse, <br /> and a 1, 000 square-foot storage building. <br /> 2 . Submit an Improvement Plan prepared by a registered <br /> Civil Engineer, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading. Additional storm drainage run- <br /> off created by new improvements shall be retained on- <br /> site. The drainage pattern and corresponding storm <br /> drain improvements shall be shown on the Improvement <br /> Plan. Pond capacity calculations shall be submitted <br /> for approval. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> 3 . The applicant shall secure an approved Business License <br /> for the approved use prior to the initiation of the <br /> use. (Section 7-1000 of the County Ordinance Code) <br /> 4 . Any construction shall comply with the Standards of <br /> Construction as set forth in Chapter 9-1605 on Flood <br /> Hazards in the Development Title. <br /> 5 . A total of (90) parking spaces shall be provided and <br /> shown on the Improvement Plan. The parking lot design <br /> and dimensions shall be consistent with the <br /> requirements of Section 9-1015 . 5 of the Development <br /> Title. <br /> 6 . All parking spaces, driveways, and maneuvering areas <br /> shall be paved and permanently maintained with base <br /> material and asphalt concrete to provide a durable dust <br /> free surface. (Development Title Section 9-1015) <br /> 7 . All lighting shall be designed to confine direct rays <br /> to the premises. No spillover beyond the property line <br /> shall be permitted, except onto public thoroughfares, <br /> provided, however, that such light shall not cause a <br /> hazard to motorists. <br /> 8 . Landscaping shall be consistent with the Landscaping <br /> Regulations as set forth in Chapter 9-1020 of the <br /> Development Title. <br /> 9 . The tees shall be arranged in an arc with each tee <br /> directed at a central point 200 yards away. Details of <br /> the tee area shall be shown on the Improvement Plan. <br />
