(Development Title <br /> Section 9-1020.5) <br /> (4) All areas requiring landscaping shall conform to Section 9-1020 of the Development Title. <br /> Q) SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities,including storage areas for trash,shall be enclosed by <br /> a screen six(6)to eight(8)feet in height. (DevelopmentTitle Section 9-1022.4[e][2][A]) <br /> (k) BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirementswill be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Provide fire sprinklers the in shop building if it is over 3,000 square feet and an H-4 occupancy. <br /> (2) Provide a one-hour fire wall occupancy separation between the office and dwelling. <br /> 2. MANTECA-LATHROP FIRE DISTRICT: (Staff Contact: J. R. Monty,858-2331) <br /> (a) The project must conform with the appropriate edition of the Uniform Fire Code(currently,the 1997 <br /> edition)and all related standards. <br /> (b) Fire department facility fees are to be paid in accordance with the San Joaquin County Ordinance <br /> and Resolution adopting the fee schedule($0.14 per sq. ft.). <br /> (c) In order to commence construction beyond the foundation stage or store building materials, <br /> requirementsfor emergency vehicle access and adequate water for fire suppression shall be <br /> provided in accordance with Sections 901.3,902.2.1,903.2,and 8704 of the 1997 Uniform Fire <br /> Code. <br /> (d) The fire access road shall meet standards of the San Joaquin County Department of Public Works. <br /> (e) A knox box security key box shall be provided. Applications are available at the fire district offices. <br /> 3. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabe Karam,468-3000) <br /> (a) The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$632.00 per 1,000 gross square feet of <br /> building designated at Manufacturing in the Manteca area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. (Resolution R-96-592) <br /> (b) A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> (c) Verification shall be obtained from the Solid Waste Division(468-3066)that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. <br /> Conditions of Approval - 3- UP-99-26 <br />
