f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of East <br /> Main Street, Hirkley Avenue, and Olive Avenue, shall be installed across the frontages of the <br /> project sites. <br /> (2) Areas of the prcperty which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dus' free. (Development Title Section 9-1020) <br /> (3) Storage areas for trash shall be screened so as not to be visible from adjacent properties and <br /> public rights-of-way. Screening shall be six(6)to seven(7)feet in height.Outside storage is not <br /> permitted in front yards, street side yards, or in front of main buildings.(Development Title <br /> Section 1022.4[cl][2]) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title <br /> The parking area shall be provided with a minimum of five percent of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. One tree shall <br /> be required for each five parking stalls,or portion thereof,and be evenly spaced throughout the <br /> parking lot. A five-foot-wide planting strip is required in the parking lot along the southern <br /> property line of APN 157-273-02 and along the southern property line of APN 157-274-17. <br /> (DevelopmentT'tle Section 9-1020.5) <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonnr wall six (6) to seven (7) feet in height shall be erected along the southern <br /> property line of APN-157-273-02 and along the southern property line of APN-157-274-17. <br /> (DevelopmentT tie Section 1022.4[d][11) <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25) feet for two-way aisles or <br /> sixteen (16) fee,: for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide.
