f. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of East Main Street, Hirkley Avenue, and Olive Avenue, shall be installed across the frontages of the project sites. (2) Areas of the prcperty which are not part of the project shall be barricaded from traffic and kept mowed and dus' free. (Development Title Section 9-1020) (3) Storage areas for trash shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six(6)to seven(7)feet in height.Outside storage is not permitted in front yards, street side yards, or in front of main buildings.(Development Title Section 1022.4[cl][2]) (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title The parking area shall be provided with a minimum of five percent of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. One tree shall be required for each five parking stalls,or portion thereof,and be evenly spaced throughout the parking lot. A five-foot-wide planting strip is required in the parking lot along the southern property line of APN 157-273-02 and along the southern property line of APN 157-274-17. SCREENING: Screening shall be provided and comply with the following: (1) A solid masonnr wall six (6) to seven (7) feet in height shall be erected along the southern property line of APN-157-273-02 and along the southern property line of APN-157-274-17. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five(25) feet for two-way aisles or sixteen (16) fee,: for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty (20) feet wide.
