' Surface and Subsurface Contamination Report Page 15 <br /> VELASQUEZ PROPERTY September 5,2008 <br /> WKA No. 8237.01 <br /> 5.0 CONCLUSIONS AND RECOMMENDATIONS <br /> 5.2 Conclusions <br /> ' In summary, the historical land use research dating back to 1914, which included reviews of <br /> ' topographic maps, aerial photography, and other historical sources revealed that the site has been <br /> developed since at least the early 1950s with a residence and additional structures. The <br /> additional structures are currently utilized for a muffler/tire shop (P&J Radiator Service). <br /> ' Previously the site was utilized as an automotive repair facility(Hershel Vance Auto Repair). <br /> Based on the current and past use of the site as a radiator shop, is it possible that lead and other G , <br /> contaminations may be present within subsurface soils beneath the site. P <br /> ' Given the available documentation reviewed concerning the site, two USTs were removed from <br /> the site in 1990. MTBE was not analyzed for in groundwater beneath the site. MTBE was found <br /> ' in soils beneath the site in 1998. SJCEMD issued a No Further Action letter related to the former <br /> onsite USTs. <br /> Given the available documentation reviewed concerning the nearby agency listed facilities, two <br /> facilities may have impacted the site in terms of groundwater contamination: Jamar Service, <br /> located at 4075 East Main Street, and Marley Cooling Tower Company, approximately 4,000 feet <br /> north of the site. <br /> MTBE contaminated groundwater, reportedly from Jamar Service, is estimated to be located just <br /> ' beneath the southern portion of the site in shallow and deeper groundwater, nearest East Main <br /> Street. The Marley Cooling Tower Company investigation has revealed low levels (below <br /> laboratory reporting limits) of Chromium near the eastern boundary of the site. Drinking water <br /> ' in the vicinity of the site is supplied by a municipal system and not from individual groundwater <br /> wells. <br /> ' Based on the completion of the pVIC-screening matrix, WKA concludes it is presumed likely <br /> that a pVIC currently exists beneath the site. <br /> WKA has performed this report in compliance with the SJCEHD Surface and Subsurface <br /> Contamination Report Requirements Checklist and is not intended to meet the requirements of <br /> the ASTM Standard E 1527-05. This report has revealed evidence of possible surface and/or <br /> ' subsurface contamination due site use and/or use of adjacent properties. �`� <br />
