Surface and Subsurface Contamination Report Page 16 <br /> VELASQUEZ PROPERTY September 5,2008 <br /> WKA No. 8237.01 <br /> ' 5.3 Recommendations <br /> Based on the Conclusions reached during preparation of this report, WKA recommends the <br /> ' following: <br /> • WKA recommends that the findings of this report be shared and discussed with the San <br /> Joaquin County Environmental Health Department to determine the appropriate actions, <br /> if any, related to groundwater beneath the site and the MTBE detected in the soils beneath <br /> ' the former USTs on the site. This may include groundwater sampling and testing beneath <br /> the site. <br /> ' • WKA recommends that the findings of this report be shared and discussed with the San <br /> Joaquin County Environmental Health Department to determine the appropriate actions, <br /> ' if any, related to the current use of the site as a radiator shop. This may include sampling <br /> and testing site soils for lead and other contaminations. <br /> • Based on the completion of the pVIC-screening matrix, it is presumed likely that a pVIC <br /> currently exists beneath the site. WKA recommends conducting a Vapor Intrusion <br /> Assessment in accordance with the ASTM E 2600-08 Standard Practice for Assessment of <br /> ' Vapor Intrusion Into Structures on Property Involved in Real Estate Transactions <br /> (ASTM 2008). <br /> ' 5.4 Additional Services <br /> Non-scope considerations, such as assessment for naturally occurring asbestos (NOA), wetlands <br /> evaluation, indoor air quality, laboratory testing of the soils and groundwater beneath the site for <br /> ' environmental contaminants(such as agricultural-related pesticides, termiticides, polychlorinated <br /> biphenyls [PCBs], or arsenic and lead), and assessments for asbestos containing materials and lead- <br /> based paint were not included or requested as part of this ESA. Additionally, this ESA did not <br /> include conducting a vapor intrusion assessment in accordance with the ASTM E 2600-08 <br /> Standard Practice for Assessment of Vapor Intrusion Into Structures on Property Involved in <br /> ' Real Estate Transactions. These additional components can be provided as part of a Phase II <br /> assessment, if requested or warranted. <br /> 1 <br />
