General Commercial General Plan Policies <br /> Development and Locational Criteria (General Plan Volume I, p. IV-23) <br /> General Commercial areas shall be: <br /> (A) permitted only in urban communities. <br /> • The parcel is located within the urban community of Stockton. <br /> (B) buffered from existing or planned residential uses. <br /> • The proposed General Plan Amendment would extend and expand a <br /> strip of General Commercial on Main Street one parcel to the east. <br /> The parcel is immediately bordered by the R-L zone (Low Density <br /> Residential) to the east and to the north. Development Title Sections <br /> 9-410.5(b)(1) and 9-410.5(b)(2) state that if a side yard or rear yard <br /> abuts property developed with residential uses, property zoned <br /> residentially, or property shown on the General Plan Map for <br /> residential development, said side and rear yards shall be increased <br /> to twenty (20) feet. <br /> • Development Title Section 9-1022.4(d)(1) states, "If a commercial <br /> project abuts a residential zone, an area shown on the General Plan <br /> for residential use or an existing residential use, a solid masonry <br /> wall six (6) to seven (7) feet in height shall be erected along the <br /> abutting property line." <br /> • All future development must meet these requirements. <br /> (C) developed so that buildings occupy no more than 60 percent of the lot area <br /> and are no more than 100 feet in height <br /> • The parcel is 17,166 square feet. The current building on the parcel <br /> is 1,960 square feet. The building coverage on the parcel equals 11 <br /> percent, and therefore, meets this requirement.
