(2) A minimum of one (1) parking space shall be provided at each mobile home site, plus thirty- <br /> eight(38) guest parking spaces, including five (5) accessible parking spaces, one (1) of <br /> which shall be van accessible. (Development Title Sections 9-1015.3 and 9-1035.7) <br /> (3) Parking is prohibited on roads with widths less than twenty-four(24) feet, is allowed on one <br /> side with a road width of thirty-two (32) feet, and is permitted on both sides of the street with <br /> a minimum road width of forty (40) feet. (Development Title Section 9-1035.5[cj) <br /> f. SCREENING: Screening for mobile home parks shall comply with the following: <br /> (1) A six (6) foot high masonry wall shall be provided along all mobile home park rear and side <br /> property lines. <br /> (2) All common storage areas and common areas for garbage or rubbish shall be screened from <br /> mobile home park residents by a screen not less than seven (7) feet in height. (Development <br /> Title Section 9-1035.8) <br /> g. LANDSCAPING: Landscaping for mobile home parks shall comply with the following: <br /> (1) A ten (10)foot wide landscaped strip shall be provided along all mobile home park property <br /> lines abutting roads. <br /> (2) All areas not used for buildings, mobile homes, parking, driveways, walkways, recreational <br /> facilities, or other permanent facilities shall be landscaped. <br /> h. RECREATION AND OPEN SPACE: The recreation and open space portion of the mobile home <br /> park shall comply with the following: <br /> (1) The mobile home park shall provide seventy-five hundred (7,500) square feet of recreation <br /> and open space area. Required recreation and open space areas shall provide a minimum of <br /> five thousand (5,000) square feet, and an additional one hundred (100) square feet shall be <br /> provided for every mobile home unit over fifty units. <br /> (2) Not more than thirty (30) percent of said areas shall be paved. <br /> (3) The required recreation and open space area shall be landscaped. <br /> (4) Recreation and open space areas shall be centrally located, free of traffic hazards, <br /> accessible to all park residents, and available on a year-round basis. (Development Title <br /> Sections 9-1035.9) <br /> i. COMMON STORAGE AREAS: Common storage areas shall be provided for the residents of the <br /> mobile home park for the storage of recreational vehicles, trailers, travel trailers, and other <br /> licensed or unlicensed vehicles. This area shall consist of a minimum of 3,750 square feet. (Fifty <br /> (50) square feet is required for each mobile home site). (Development Title Section 9-1035.10) <br /> j.
