UNIFORM FIRE CODE (Staff Contact: Steve Dalton, 468-2229) <br /> _— (1) The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will <br /> be applicable and shall be incorporated in the construction plans before submittal to the <br /> Community Development Department for a building permit: <br /> A. Fire flow and hydrants will be provided for the proposed project by the use public water <br /> mains (Appendix III-A and III-B of the California Fire Code). <br /> B. Fire department access roads shall be in accordance with Section 902.2 of the California <br /> Fire Code and the standards adopted by the San Joaquin County Fire Chiefs <br /> Association. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact Gabriel Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards CW-11 prior to issuance of the occupancy permit. (Development Title Section <br /> 9-1145.5) <br /> c. All improvements shall be in conformance with the Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include a grading plan <br /> for each individual lot, if applicable. These improvement plans and specifications are subject to <br /> plan check and field inspection fees and must be approved by the County of San Joaquin <br /> Department of Public Works prior to approval of the improvement plans. (Development Title <br /> Section 9-240, Section 9-910, Section 9-1100, and R-92-814) <br /> d. Dedication to result in a 30-foot-wide right-of-way from the centerline of Walker Lane to the <br /> property line shall be required across the frontage of APN: 159-100-04. (Development Title <br /> Section 9-1150.5) <br /> e. Dedication to result in a 25-foot-wide right-of-way from the centerline of Horner Lane to the <br /> property line shall be required across the frontage of APN: 159-100-04. (Development Title <br /> Section 9-1150.5) <br /> f. The frontage improvements for Walker Lane shall be constructed in conformance with t e <br /> standards for one-half of a 60-foot-wide right-of-way Collector Residential street. <br /> g. The frontage improvements for Horner Lane shall be constructed in conformance with the <br /> standards for one-half of a 50-foot-wide right-of-way Local Residential street. <br /> h. Caffesse Drive shall be dedicated and improved to County Standards for a 50-foot-wide right-of- <br /> way urban subdivision street. Caffesse Drive shall be redesigned to include a cul-de-sac that <br /> conforms to County Standards. (Development Title Sections 9-857.4, 9-1150.2(d)(3), and 9- <br /> 1150.5(b)) <br /> i. Caffese Drive, which is stubbed for future extension, requires a "barricade."
