All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> shall include grading plan for each individual lot, if applicable. These improvement plans <br /> and specifications are subject to plan check, field inspection fees and must be approved <br /> by the County of San Joaquin Department of Public Works prior to approval of the <br /> improvement plans. <br /> (Development Title Section 9-240, Section 9-910, Section 9-1100, and R-92-814) <br /> 4. a. Dedication to result in a 25 30-foot wide right-of-way from the centerline of <br /> Walker Lane to the property line shall be required across the frontage of <br /> APN: 159-100-04. <br /> b. Dedication to result in a 39 25-foot wide right-of-way from the centerline of <br /> Horner Lane to the property line shall be required across the frontage of <br /> APN: 159-100-04. <br /> (Development Title Section 9-1150.5) <br /> 5. a. The frontage improvements for Walker Lane shall be constructed in <br /> conformance with the standards for one-half of a 5G 60-foot right-of-way tees! <br /> Collector Residential street. <br /> b. The frontage improvements for Horner Lane shall be constructed in conformance <br /> with the standards for one-half of a 6A 50-foot right-of-way Local Gemmereisl <br /> Residential street. <br /> 6. Caffese Drive shall be dedicated and improved to County Standards for a 50-foot <br /> right-of-way urban subdivision. Caffese Drive shall be redesigned to include a cul-de-sac <br /> that conforms to County Standards. <br /> (Development Title Sections 9-857.4, 9-1150.2(d)(3), and 9-1150.5(b)) <br /> 7. Caffese Drive, which is stubbed for future extension, requires "barricade". Provisions <br /> shall be made for removal of the barricade upon demand by the County including security <br /> to ensure its removal. <br /> 8. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable prior to approval of the Improvement Plans. (The fee currently is $1,757.00 <br /> per Single Family Residence in the Stockton area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record. <br /> (Resolution R-00-433) <br /> 9. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to approval of the Improvement Plans. The fee <br /> currently is $2,196.52 per Single Family Residence. The fee shall be automatically <br /> increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. <br /> A credit may be allowed if it can be verified that the existing development on this site was <br /> in operation on or after April 30, 1991. <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185, and R-97-5) <br />
