e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25)feet for two-way aisles and <br /> sixteen (1.6)feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. (Development Title Section 9- <br /> 1015.5[h][11) <br /> f. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash,"shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be t.ix (6) to seven (7)feet in height. Outside storage is not permitted in front yards, <br /> street side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. <br /> (2) All lightft shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property.-Iine shall be permitted, except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip respecting the ultimate rights-of-way width of <br /> Roth Rogd and Manthey Road shall be installed across the frontages of the,project site <br /> (Developfnent Title Section 9-1020.7) and along the 1-5 southbound onramp.(Development <br /> Title Section 9-1020.9). (All areas not used for buildings, parking, driveways, walkways, or <br /> other permanent facilities shall be landscaped. <br /> (2) Areas ofithe property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. <br /> 1. SIGNS: Sign;jletails shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five(5)feet from <br /> any future right-of-way line, including any corner.cut-off(snipe). (Development Title Section 9- <br /> 1710.2[9]) <br /> j. NOISE STUDY: This project shall meet the noise level requirements contained in Development Title <br /> Section 9-1025.9 and determined by the KSC Travel Plaza (Comfort Suites Hotel) noise study by <br /> Bollard Acoustical Consultants, Inc. dated July 15, 2009. <br /> ra <br /> (1) All upper.floor windows from which 1-5 traffic is visible shall have a minimum STC Rating of 34; <br /> (2) All ground floor hotel windows from which 1-5 traffic is visible shall have a minimum STC Rating <br /> of 30; <br /> (3) Air conditioning shall be provided to all residences of this development to allow the closure of <br /> windows.as desired for acoustical isolation. <br /> San Joaquin County, PA-08001021Kelly <br /> Community Development Page 11 <br /> r <br />
