On October 8, 2007, the Community Development Department approved a Lot Line Adjustment
application (PA-0700399) on the subject parcel and three abutting parcels to the north. The
original lot size of the subject parcel was 66.39 acres. The resultant parcel on which the project
will be located is 21.40 acres.
Lot Line Ad'ustmen#
The recordation of a "Notice of Lot Line Adjustment" for Lot Line Adjustment application
PA-0700399 shall be filed prior to the approval of the Site Approval application.
Use Type
The applicant is applying for a truck parking facility, which is classified as Truck Sales and
Services, Parking use type. All other uses, including the washing and repair of the applicant's
trucks, are considered accessory uses to the truck parking use.
Site Plan
A revised Site Pian shall be submitted depicting the existing structures on the property in addition
to any existing oak trees.
Sign Requirement Modifications
Development Title Section 9-1710.40) states the requirements of the sign section may be
modified in cases in which, due to the unusual nature of the development proposal, the
requirements set forth may be considered insufficient or excessive. The applicant is able to have
three freestanding signs instead of the permitted one freestanding sign for each street frontage of
the parcel (Section 9-1710.4(f)(1)(A)) as the signs are consistent with the large size of the
building facilities and are the minimum required to identify and direct the public to the parcel from
Manthey Road. Development Title Section 9-1710.4(f)(1)(B) states that pole signs shall not
exceed sixty (60) square feet of sign face and monument signs shall not exceed eighty (80)
square feet of sign face. A revised Site Plan shall be submitted indicating the sign area of the
proposed pole sign.
The Community Development Department has reviewed the project and responses from other
agencies. and pending any outstanding issues have been resolved, will be recommending
approval of the project subject to the following conditions:
Site Approval Application No. PA-0700439 was approved by the San Joaquin County Planning
Commission on. The effective date of approval is. This approval will expire on, which is 18 months
from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2)
all necessary building permits have been secured and remain in force, and (3) all necessary permits
from other agencies have been secured and remain in force.
Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled
prior to the establishment of the use and the issuance of any building permits. Those Conditions
followed by a Section Number have been identified as Ordinance requirements pertinent to this
application. Ordinance requirements cannot be modified, and other Ordinance requirements may
apply.
