On October 8, 2007, the Community Development Department approved a Lot Line Adjustment <br /> application (PA-0700399) on the subject parcel and three abutting parcels to the north. The <br /> original lot size of the subject parcel was 66.39 acres. The resultant parcel on which the project <br /> will be located is 21.40 acres. <br /> Lot Line Ad'ustmen# <br /> The recordation of a "Notice of Lot Line Adjustment" for Lot Line Adjustment application <br /> PA-0700399 shall be filed prior to the approval of the Site Approval application. <br /> Use Type <br /> The applicant is applying for a truck parking facility, which is classified as Truck Sales and <br /> Services, Parking use type. All other uses, including the washing and repair of the applicant's <br /> trucks, are considered accessory uses to the truck parking use. <br /> Site Plan <br /> A revised Site Pian shall be submitted depicting the existing structures on the property in addition <br /> to any existing oak trees. <br /> Sign Requirement Modifications <br /> Development Title Section 9-1710.40) states the requirements of the sign section may be <br /> modified in cases in which, due to the unusual nature of the development proposal, the <br /> requirements set forth may be considered insufficient or excessive. The applicant is able to have <br /> three freestanding signs instead of the permitted one freestanding sign for each street frontage of <br /> the parcel (Section 9-1710.4(f)(1)(A)) as the signs are consistent with the large size of the <br /> building facilities and are the minimum required to identify and direct the public to the parcel from <br /> Manthey Road. Development Title Section 9-1710.4(f)(1)(B) states that pole signs shall not <br /> exceed sixty (60) square feet of sign face and monument signs shall not exceed eighty (80) <br /> square feet of sign face. A revised Site Plan shall be submitted indicating the sign area of the <br /> proposed pole sign. <br /> The Community Development Department has reviewed the project and responses from other <br /> agencies. and pending any outstanding issues have been resolved, will be recommending <br /> approval of the project subject to the following conditions: <br /> Site Approval Application No. PA-0700439 was approved by the San Joaquin County Planning <br /> Commission on. The effective date of approval is. This approval will expire on, which is 18 months <br /> from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been secured and remain in force, and (3) all necessary permits <br /> from other agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br />
