COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo'Hatef, 468-8477) <br /> a BUILDING-PERMIT: Submit-an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site Plan <br /> required as a.part'of the building permit must be prepared by a registered civil engineer or licensed <br /> architect. This Plan must show drainage, driveway, access details including gates; on-site parking; <br /> landscaping, signs, existing and proposed utility services, 'and grading (refer to the "SITE PLAN <br /> CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title Section 9- <br /> 884) <br /> b. APPROVED USE: This approval is for a truck facility, parking, and trailer repair as shown on the Site <br /> Plan dated September 19, 2007. (Use Type: Truck Sales 'and Services, Parking). The project will <br /> include the construction of the following: <br /> 1. One 2,400 square foot office building. <br /> 2. One 1,000 square foot dispatch building. <br /> 3. One 6,400 square wash rack. <br /> 4. One 5,000 square foot storage building. <br /> 5. Two 80 square feet monument signs. <br /> 6. One 60 square foot pole sign. <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building permits. <br /> (Development Title Section 9-1245.2) <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the initiation <br /> of the use. (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: Stormwater drainage `shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties (Development Title Section 9-1015.5[e)). <br /> 2) A minimum of 30 parking spaces shall be provided for automobiles, including 1 accessible <br /> space which shall be van accessible. Accessible spaces shall be located as close as possible <br /> to the primary entrance (C.C.R., Title 24) Additionally, a minimum of 70 parking spaces shall <br /> be provided for trucks/trailers. A total of 100 parking spaces shall be provided. ( 1 space is <br /> required for every 1,000 feet of building area and 1 space required per vehicle.) (Development <br /> Title Section 9-1015.3) <br /> 3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> 4) All parking spaces and all major circulation drive lanes shall be surfaced and permanently <br /> maintained with a minimum of two (2) inches of asphalt concrete over an appropriate base for <br /> trucking uses. Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. All other areas that are used for vehicular traffic shall be surfaced and <br /> 3 <br />
