The entire subject properties are composed of the Faria Dairy and associated <br /> structures/land (i.e., milk barn, holding pond, open and covered corrals, cropland, etc.), <br /> two mobile homes for workers and a single family residential structure. There are no <br /> proposals to construct any new buildings or changes to existing buildings. The existing <br /> Parcels have been historically farmed in dairy feed crops, predominately corn and winter <br /> feed mix. Irrigation water is supplied by two on-site irrigation wells, through flood and <br /> furrow irrigation. Two domestic wells are also on the property to serve the milk barn, <br /> and the other well to serve the residential structures. The land use is applicable to the <br /> zoning of Agriculture - General Agriculture, AG-40. Zoning is not anticipated to change. <br /> § 1.2 A description of proposed development is to create two Parcels from two existing Parcels, 11 <br /> as depicted on the Tentative Map. As referenced,the purpose of this report is to fulfill <br /> the requirements of the EHD for the completion of an SSCR. The Tentative Map has <br /> been completed by Giuliani& Kull and is found in Appendix A. <br /> The subject property is in a predominately agricultural region northwest of the town of <br /> Escalon. Surrounding residential structures are very sparse. There are no industry or <br /> commercial operations that may contribute to environmental contamination in direct <br /> vicinity of the subject property. Environmental conditions and operations that presently <br /> occur, or may take place on the property in the future, will be in strict compliance with <br /> applicable Codes and Regulations of the County, State and Federal governments. <br /> § 1.3 The District Viewer location maps and a Google aerial photograph denoting the subject ( ) <br /> property location are also found in Appendix A. Photos in Appendix D show all items <br /> referenced in this report. <br /> § 1.4 An aerial view Google Map shows the location of the referenced dairy, residential <br /> structure, barns,residences, and the subject and surrounding agricultural production land. 04) <br /> There are two relatively new electrical transformers located on the property, which most <br /> likely do not contain PCB laden oil. If these transformers were to leak, it would be the 3 <br /> responsibility of the owner(PG&E)to mitigate any environmental hazards. <br /> There is a dairy holding pond containment structure on the property, directly south of the <br /> freestall barn. Stormwater from the residential portion of the property drain into the <br /> surrounding open land. The residential structures each have their own septic tank and <br /> leachfields. Regarding flood information, Giuliani and Kull will determine flood <br /> potential, which should be nonexistent. <br /> § 2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE <br /> §2.1 Past uses of the property have been as agricultural production land consisting of dryland <br /> and irrigated crop farming. The entire Faria Dairy facility and cropland are under the <br /> Regional Water Quality Control Board's Dairy General Order and is closely monitored (Z 1 <br /> for compliance by Innovative Ag Services of Tulare CA. Anticipated future use of the <br /> property will remain as a dairy and feed-crop production land, and existing single family <br /> residential use. <br /> Page -3- <br />
