12 September 2003
AGE-NC Project No. 03-1028 (addendum)
stressed vegetation, that the property has been significantly adversely impacted by agricultural or
other chemicals and found no items of obvious environmental concern..
APN 096-050-13 (Parcel 13)was bound by East McAllen Road on the north,by the intersection of
East McAllen Road and Ijams Road on the northeast followed by a residential area,by undeveloped
land on the west, including a well house,by the Calaveras River on the south, and by the Southern
Pacific Railroad right-of-way on the east. The property sloped downward from the road to the river
and was covered in weeds and grasses. There was mild dumping of residential materials along the
roadway and the river and several small dump piles that included concrete, gravel and asphalt.
Mr.Ballew stated that his family had owned this parcel since the 1880s,and that the parcel extended
to the Calaveras River and had always been vacant land. AGE found no direct indications, such as
chemical storage or dumping, spilled powders, discolored or stained soil,or stressed vegetation, that
the property has been significantly adversely impacted by agricultural or other chemicals and found
no items of obvious environmental concern.
Item 2, Checklist Section 1.4
This report indicates that the existing structures are located on Parcel#1 while the tentative parcel
map of PA-03-346 shows these structures to be situated on Parcel #2 (Pg. 6).
The Parcel numbers changed from the Phase I report to the Non-Vesting Tentative Parcel Map;the 1/
Phase I statements were correct based on Assessor's Office maps.
At the time of the Phase I,the southern-most parcels included Parcel 01 extending to East McAllen
Road and Parcel 02 at the northeast corner of Parcel 01; according to the Assessor's Map Parcel 01
included the Sperry Ranch structures.
The Non-Vesting Tentative Parcel Map provided with the LUA showed the southern portion of the
Phase I Parcel 01 as a new Parcel 02 and the remainder of the Phase I Parcels 01 and 02 as a new
Parcel 01; according to the LUA map Parcel 02 included the Sperry Ranch structures.
Item 3, Checklist Section 2.1
The name(s) of the individual(s) who conducted the field reconnaissance and interviews is
required(Pgs. 15 & 18).
Advanced GcoEnvi ron mental.Inc.
