The
remaining guy wire is on Parcel 1 and extends southwest from the tower. All these
mentioned guy wires and cellular tower and control room are delineated on the attached
Parcel Map":
The entire perimeter of the subject property is cyclone fenced. There is a barbed
wire fence that extends on the eastside of the driveway to the abandoned barn that is not
shown on the attached"Parcel Map". Also there are some other short pieces of fence that
are not depicted on the "Parcel Map".
There were few animals encountered on the property. Only two (2)dogs at the
present homesite and some cattle (three [3] in number) were noted roaming in the
northwest portion of the subject property.
A boat and tractor were located in the open field beyond the fence west of the
present home on Parcel 2.
Groundwater Elevation: The San Joaquin County Flood Control and Water
Conservation Map entitled"Lines of Equal Depth To Water Wells", dated Spring 1999,
shows the groundwater table to be at least fifty(50) feet below the ground surface.
Soil Character: The University of California publication entitled"Soils of San Joaquin
County, California",by Walter W. Weir, dated June 1952, refers to the soil type on this
subject property as being"Capay Clay Loam Basins". This is a medium textured soil
having hardpan or hardpan-like substratum and is dark gray brown in color at both the
surface and subsurface levels. Permeability is imperfect at both surface and subsurface
depths. The Storie Index for the soil is listed at 58 and the soil has a no erosion rating.
The soil has a good agricultural product production rating.
The University of California publication entitled"Soils of San Joaquin County,
California,United States Department of Agricultural Soil Conservation Service", issued
October 1992, lists the soil type on the subject property as "Jacktone Clay", level to 2%
slope.
The color variations at various levels below the ground surface are noted as
follows: Typically the surface layer is a very dark gray and dark gray clay about 22"
thick. The upper 12' of the subsurface is dark gray clay and light gray clay loam.. The
next three (3) inches is a light gray strongly cemented to indurated hard pan. The next 9"
is yellowish brown loam. The lower part to a depth of 60 inches is a yellowish-brown,
weakly cemented hardpan.
The percent of clay and permeability at various levels below the ground surface
are listed as follows:
EARL SELLERS PROPERTY AT 10979 NORTH MICKE GROVE ROAD,LODI CA 95240
3
