Development Committee -2- <br /> UP-93-0001 <br /> Conditions of Approval: <br /> 1. This approval is for religious assembly to be completed <br /> in two phases. Phase 1 consists of converting the <br /> existing 3 , 020 square-foot residence to a religious <br /> assembly room, an office and a classroom. Phase 2 <br /> includes constructing a new 4, 500 square-foot sanctuary <br /> building and converting the original residence to two <br /> offices to be used during the week and two classrooms <br /> to be used on Sunday. <br /> 2 . Submit an Improvement Plan prepared by a registered <br /> Civil Engineer, showing phasing, drainage, driveway <br /> access details, on-site parking, existing and proposed <br /> utility services, and grading. Storm drainage run-off <br /> shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown <br /> on the Improvement Plan. Pond capacity calculations <br /> shall be submitted for approval. A plan check fee will <br /> be required. (Section 9-884 of the Development Title) <br /> 3 . Parking requirements: <br /> a. A minimum of 33 spaces shall be provided for <br /> Phase 1 and the total number of spaces shall <br /> increase to 47 in Phase 2 . (Section 9-1015. 3 and <br /> Section 9-1015. 9 of the Development Title) <br /> b. All parking stalls and directional arrows shall be <br /> delineated with paint. (Section 9-1015 . 5{d} of <br /> the revelopment Title) <br /> C. All parking spaces, driveways, and maneuvering <br /> areaE shall be surfaced and permanently maintained <br /> with base material and asphalt concrete to provide <br /> a durable dust free surface. Bumper guards shall <br /> be provided when necessary to protect adjacent <br /> structures or properties. (Section 9-1015 of the <br /> Development Title) <br /> d. Parking lot design and dimensions shall be <br /> consistent with Figure 9-1015. 5 of the Development <br /> Title: and be shown on the Improvement Plan. <br />
