In addition, the existing San Joaquin County and City of Stockton Flood Insurance <br /> Studies , which delineate flood risks, floodplains and floodway areas, are currently being reevaluated. <br /> The reevaluation is being conducted by the Federal Emergency Management Agency, Region IX, <br /> Building 105, Presidio of San Francisco, California 94129-1250, telephone (415) 923-7186. The <br /> reevaluation may delineate additional flood risks. The official flood maps are available for review at <br /> the Department of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will be <br /> updated when the reevaluation process is completed. <br /> Miner Avenue has an existing right-of-way width of 40 feet and a planned right-of-way width of <br /> 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br /> in a twenty-five (25) foot wide right-of-way from the centerline of Miner Avenue to the <br /> property line across the parcel's frontage. (A $280.00 fee currently is required for processing <br /> per Development Title Table 9-240.2. In addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication.) <br /> (Development Title Section 9-1150.5) <br />
