The Community Development Department has reviewed the Major <br /> Subdivision Application and responses from other agencies, and pending any outstanding issues <br /> have been resolved, will be recommending that the Planning Commission approve the project <br /> subject to the following conditions: <br /> Major Subdivision Application No. PA-0600062 was approved by the Planning <br /> Commission on . The effective date of approval is <br /> This tentative map approval will expire on which is three (3) years <br /> from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Final Map has been filed with and accepted by the County <br /> Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be complied with prior to approval of the Final Map. Those Conditions followed <br /> by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified and other ordinance <br /> requirements may apply. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, 468-8477) <br /> a TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative <br /> map dated . <br /> b. LOT SIZE AND WICTH: the following lot size and width regulations shall apply to this <br /> map: <br /> i) All parcels shall have a minimum lot width of 50 feet, measured a distance of 20 feet <br /> back from the frcnt lot line. (Development Title Section 9-310.4) <br /> ii) All parcels shall have a minimum lot area of 5000 square feet. (Development Title <br /> Section 9-310.3) <br /> c. ROAD NAMES: All subdivision road names shall be submitted to the Community <br /> Development Department for approval by the Director. Contact Kimberly Wallace at 468- <br /> 0816 for road name standards (Development Title Section 9-1150.18). <br /> d. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> i) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> e. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> i) A proposed 25-foot wide private easement for access to Parcels 2-6 through Parcels 1-6 <br /> shall be shown on the Parcel Map.
