All frontage landscaping and on-site landscaping. <br /> e. All on-site lighting. <br /> C. Community Development Department Conditions: <br /> 1. The site development review plans (site plan, building elevations, landscape plans, <br /> utility plans, etc.) shall be revised to incorporate these development review conditions to <br /> the satisfaction of the Community Development Department. Prior to issuance of any <br /> building permit for the project, the final building construction plans shall incorporate <br /> these development review conditions. <br /> 2. The applicant shall obtain building permits from the Building Department prior to <br /> construction of the buildings for the site. The applicant shall place or expose all <br /> property comers necessary as reference points for the construction of the development. <br /> 3. Building "D" shall be constructed to a maximum height of thirty-five (35') feet. <br /> 4. Any changes to the approved final landscape plan for either Phase I or II shall be <br /> approved by the Community Development Department prior to the actual planting of the <br /> landscape material or construction of the planter(s), whichever occurs first. Landscape <br /> planters shall be provided where indicated on the approved final landscape plan. Prior <br /> to relocating or removing any existing street trees associated with the project, the <br /> applicant shall first obtain approval from the Parks and Recreation District. The <br /> contractor/applicant and/or property owner shall notify the City at least four weeks prior <br /> to the scheduled movement date. <br /> 5. All strip type landscape planters shall be a minimum of five (5') feet wide (inside curb to <br /> curb). The landscape planter along the Moffat Boulevard frontage shall be a minimum <br /> of ten (10') feet. <br /> 6- Trees that are planted in landscape planters less than seven (7') feet wide (inside curb <br /> to curb) shall be provided with root barriers. <br /> 6. A raised 2" x 6" heavy redwood timber border shall be installed between the landscape <br /> planter area edge and the adjacent edge of the storm water basins (to prevent <br /> landscape irrigation water washout). <br /> 7. If necessary, the applicant shall provide additional finger planters along the front parking <br /> areas of both Phases I and II to ensure compliance with the tree shading requirement <br /> for the parking area. This will be completed to the satisfaction of the Community <br /> Development Department. <br /> 8. The final landscape plan for the development site shall indicate storm drainage basins <br /> with turf grass, groupings of trees, and an irrigation watering system. <br /> 9. Details for both wall mounted lighting and pole lighting (including a photometric layout <br /> for the parking area) shall be provided with the construction plans.
