A minimum of 173 parking stalls shall be provided for the project. 11. A minimum of six (6) accessible (handicapped) spaces shall be provided for each Phase for a total of twelve (12) accessible spaces for the project. 12. A minimum of six (6) bicycle parking spaces shall be provided for each Phase for a total of twelve (12) bicycle parking spaces for the project. 13. A minimum 6-foot high wrought iron fence shall be installed for the outdoor pools and spas display area as a public safety measure. All door and gate openings into the pool and spa display area shall be self-closing and self-latching. All latching devices shall be located no closer than four (4') feet to any adjacent horizontal surface. There shall be no additional outdoor storage at any time of equipment, supplies, materials, goods, etc. 14. Indoor storage of hazardous chemicals shall be limited to retail package merchandise for sale to the consumer. 15. The two refuse enclosures for the project shall be painted to match the primary color of the buildings. If additional refuse collection is necessary to serve the future tenants of Building `D", the property owner also shall be responsible for providing either of the following: a. Arrange with the City, multiple refuse collection times on a periodic(i.e. weekly) basis; or b. Provide additional trash receptacle(s) for future tenants in Building "D". The final location and appropriate screening for the receptacle(s) will be subject to review and approval by the City. 16. The propane tank proposed at the south end comer of Building "C" shall be screened from public view with a block wall and landscaping. The wall shall be painted to match the primary color of the buildings and constructed to standards similar to that of refuse enclosures. Details for screening the propane tank shall be illustrated on the construction plans and landscape plans, which shall be subject to review and approval by the Community Development Department. The fuel in the propane tank is only permitted to be used to service the heaters for the buildings. 17. All roof mounted mechanical equipment and appliances shall be screened from view by passing motorists (particularly State Highway 99 and Moffat Boulevard).
