Any outdoor, electrical, gas, or water vacuum prevention, backflow, or meter devices or <br /> appliances visible to passing motorists, shall be screened from view or painted to match <br /> the color of the main building exterior. <br /> 19. Any signs indicated on the site plan or proposed for the buildings shall require a sign <br /> permit from the Community Development Department and a building permit from the <br /> Building Department. The sign permit review and building permit is a separate process <br /> from the site plan review process. Monument signs proposed along the Moffat Blvd. <br /> Frontage area shall not be located within the City right-of-way. <br /> 20. Minimum interference with and protection of traffic: All work shall be planned and <br /> carried out so there will be the least inconvenience to the traveling public. Placing of <br /> lights, barricades, warning signs and other safety devices require for public safety shall <br /> be the responsibility of the applicant. All safety measures required by law shall be <br /> taken. <br /> 21. The applicant is responsible for contacting all appropriate utility companies to obtain <br /> their agreement for extension and/or relocation of services necessary for the proposed <br /> \ development. <br /> 22. When municipal sewer service becomes available to the site, any septic system existing <br /> on the property shall be abandoned in accordance with City and County Health <br /> requirements, and a permanent connection shall be made to the municipal sewer <br /> system at the applicant's expense. Prior to issuance of a permit for said connection, an <br /> application shall be made to the City for a sewer allocation, and fees associated with a <br /> new commercial sewer connection shall be paid to the City. <br /> D. Public Works Department Conditions: <br /> 1. Dedicate right-of-way along the Moffat Boulevard frontage to attain a right-of-way line of <br /> \ eighty-four (84') feet measured from the Union Pacific Railroad right-of-way line. <br /> 2. Grant to the City a ten (10') foot wide easement for public utilities along the Moffat <br /> Boulevard frontage. <br /> 3. Install curb, gutter, 7.5 foot wide sidewalk and pave-out along the Moffat Boulevard <br /> frontage. <br /> 4. The pave-out street structural section for Moffat Boulevard shall be as follows: <br /> a. The Traffic Index shall be 9.0 <br /> b. A minimum of two (2) Soils R-Value tests shall take place, one at each end of the site. <br /> A report shall be submitted to the City Engineer with calculation determining the street <br /> structural design.
