In accordance with Condition 4 and 5 of said Resolution R-5633, the minimum <br /> structural cross-section shall be 2 %: inches asphalt concrete over four (4") inches of <br /> aggregate base. <br /> 5. Install 200 watt high-pressure sodium vapor streetlights along the Moffat Boulevard <br /> frontage of the property in accordance with City standards. The streetlights shall be <br /> located 140 feet, 380 feet and 620 feet from the west property line. <br /> 6. Install a twelve (12") inch water line in Moffat Boulevard extending from the existing <br /> water line at the intersection of Woodward Avenue and Moffat Boulevard, to the most <br /> easterly (towards Austin Road) off-site fire hydrant required by the Fire Department. <br /> This twelve (12") inch water line will be identified as a Public Facilities Implementation <br /> Plan (PFIP) improvement in the City's next update of the PFIP and will be eligible for <br /> reimbursement upon completion of the update. <br /> 7. Install backflow prevention devices at the domestic water service entrance, on-site fire <br /> hydrant(s) water service entrances, and fire sprinkler system water service entrance in <br /> accordance with City standards. <br /> ^� 8. Sanitary sewer is not available at this time to serve this site. The developer is required <br /> to install an on-site sanitary sewer septic system. The developer shall obtain all <br /> necessary permits for the septic system from the City and the San Joaquin County <br /> Environmental Health Department. The on-site sewer system shall be designed to flow <br /> to the City's sanitary sewer system when it becomes available to the site. The <br /> developer/owner shall enter into an agreement with the City agreeing to conversion <br /> from the on-site septic system to connection to the City sanitary system at the <br /> developer/owner's expense, <br /> 9. Two (2) City standard large refuse/recycling enclosure (10' x 20') are required on-site. <br /> The location of the enclosures shall be approved by the Public Works Department on <br /> the building site plans. The trash enclosures shall be located so that refuse trucks will <br /> not be required to back up to exit the trash enclosure locations. <br /> 10. On-site impervious pavement surface drainage slope shall be as follows: Minimum <br /> cross-slope on asphalt concrete is 2% or concrete is 1% with a maximum of 5% <br /> Concrete valley or curb gutters shall have minimum slope of 0.25%. <br /> 11. City storm drain facilities are not available to serve this development at this time. The <br /> developer shall construct an on-site interim percolation basin, in conformance with the <br /> City's Interim Percolation Basin Standards, to serve this development and the off-site <br /> street frontage until City facilities are available. When City facilities are available, the <br /> developer/owner shall be responsible for the conversion of the percolation basin to a <br /> storm drain retention basin with telemetry controlled pumped discharge Into City <br /> facilities. The developer/owner shall enter into an agreement with the City agreeing to <br /> said conversion at the developer/owner's expense. <br /> February 3, 2005 Page 7 of 11 <br />
