L MOUNTAIN HOUSE PROPOSED MACHADO TENTATIVE MAP 2.0 PROJECT DESCRIPTION <br /> Y <br /> PROJECT DETAILS <br /> Site Planning/Architecture <br /> V The small lot tentative map illustrated in Figure 2-3 reflects a layout as dictated by policies in <br /> Specific Plan III. Architectural details or product types are unknown at this time. When <br /> individual building plans are submitted to San Joaquin County, the architectural themes and <br /> L designs must comply with the Mountain House Community Services District(MHCSD) <br /> Design Manual. This will also apply to the architectural style of the elementary school as <br /> Lwell as the commercial and industrial buildings. <br /> Landscaping <br /> The edges of the Machado property are defined by the landscape requirements as indicated in <br /> Figure 4.2 of Specific Plan III and as shown in Figure 2-4. A masonry wall will extend <br /> across the northern portion of the residential neighborhood to provide sound attenuation from <br /> Grant Line Road. This wall will continue along DeAnza Boulevard to provide sound <br /> attenuation from traffic noise and from commercial and industrial park activities. <br /> Parks <br /> Project plans incorporate recreation and open space amenities as prescribed in Section 7.2.5 <br /> of Specific Plan III. As shown on the tentative map in Figure 2-3, a 2.3-acre park site is <br /> located adjacent to the school site and is a part of a much larger neighborhood park located <br /> directly south of C Drive and west of the 2.3-acre park site. The PG&E easement will remain <br /> in open space. In addition,plans reflect pedestrian connections throughout the residential <br /> portion of the development as shown in Figure 2-5. <br /> Infrastructure <br /> Road System <br /> 6. One arterial, DeAnza Boulevard,will extend through the project site. Two collector streets <br /> located within the development will provide access from Mountain House Parkway and <br /> LGrant Line Road. R Drive will provide the main access into the development from Mountain <br /> House Parkway. It will extend through the non-residential area, crossing DeAnza Boulevard, <br /> extending through a portion of the residential neighborhoods where it will"T"into C Drive. <br /> 6. landscaped <br /> street as well as C Drive will connect with local streets. The primary entries will be <br /> landscaped and designed per MHCSD design standards (Machado, 2006). <br /> ` Drainage <br /> The storm drain system within the proposed development will be constructed in the street <br /> right-of-way prior to paving. The system will consist of gravity-flow pipelines(i.e., storm <br /> drains)with lateral pipes to catch basins(drop inlets) installed at intervals along the street <br /> gutters (Associated Engineering, Inc. 2006). <br /> 2-5 <br /> L <br />
