MOUNTAIN HOUSE PROPOSED MACHADO T$NTATIVE MAP 2.0 PROJECT DESCRIPTION - <br /> In keeping with the policies of the 1994 Master Plan, the applicant will be required to prepare <br /> a post-development Storm Water Master Plan (SWMP) that includes provisions addressing: <br /> (1)public education and outreach on stormwater impacts; (2)public involvement/ <br /> participation; (3) illicit discharge detection and elimination; (4)construction site storm <br /> water runoff control; (5)post construction storm water management; and(6) pollution <br /> prevention/good housekeeping for municipal operations. The applicant will submit the <br /> SWMP to the County when submitting project improvement plans. The County and the <br /> MHCSD will review these plans prior to Final Map approval. <br /> Water Supply <br /> Water supply will be provided by the MHCSD from the water treatment plant located on the — <br /> north side of Byron Road. Pipelines will be extended along DeAnza Boulevard from <br /> Neighborhood D as well as from Grant Line Road. <br /> MHCSD is processing an agreement with the San Joaquin Delta Community College <br /> District for a site for two 3.7 million gallon treated water storage tanks at the northeast <br /> corner of the community college campus proposed in Specific Plan III. One reservoir to — <br /> serve pressure zone two must be constructed before development of the Machado property <br /> can occur. In addition, two booster pump stations must be constructed to provide sufficient <br /> flow and pressure to meet peak hour and fire fighting demands. The first is required to serve <br /> the project site. The second tank and pump station will be constructed as later phases of the <br /> Mountain House Community are developed. The piping system at the storage tank and pump <br /> station site will be designed so the pump stations can draw water from either tank, thereby — <br /> providing flexibility to system operation(West Yost, 2004). Until agreement is reached <br /> with the College District, MHCSD will retain all other options for treated water storage <br /> tank sites. These options include the alternative site in Alameda County where Grant — <br /> Line Road crosses the county line, which is owned by Trimark Communities, LLC, and <br /> the developer of Specific Plan H. The applicant for the Machado property must pay its <br /> fair share of the costs of the Zone 2 tank, pressurization pump station, and distribution <br /> pipelines to the Machado site. The applicant would also pay all the costs of developing <br /> the project site. <br /> Wastewater <br /> MHCSD will provide wastewater service. The MHCSD operates a wastewater treatment — <br /> plant located north ofByron Road. The sanitary sewer lines would extend from the treatment <br /> plant,north to the project site along DeAnza Boulevard from Neighborhood D on the north <br /> side of the proposed development. This sewer line will be a 12-inch-diameter pipe from — <br /> which the smaller pipelines will connect within the proposed development. The sewer lines <br /> will be installed along the streets prior to paving. <br /> Telephone <br /> Telephone and cable service would be provided by the MHCSD,which may subcontract with — <br /> another entity to provide such service to residences in the project area. <br /> 2-6 <br />
