MOUNfAM HOUSE PROPOSED MACHADO TENTATIVE MAP 4. ENVIRONMENTAL CHECKLIST <br /> 4.11 Nom <br /> DISCUSSION REGARDING PROPOSED PROJECT <br /> a) Exposure of persons to or generation of noise levels in excess of standards established <br /> in the local general plan or noise ordinance, or applicable standards of other <br /> agencies? <br /> Future development of the Mountain House Community, including the proposed project,will <br /> result in noise levels that could exceed standards established in the Development Title for the <br /> Mountain House Community. Noise would be generated by increased traffic along I-205, <br /> Mountain House Parkway, and local arterial and collector streets within the Specific Plan III <br /> area in which the project site is located. Noise would also be generated by operations at the <br /> commercial/office and limited industrial land uses located on the east side of the project site. <br /> The impacts on sensitive receptors (i.e., residences and schools)from these sources of noise <br /> were addressed in the SPIIIEIR, and mitigation measures were proposed that would make the <br /> impacts less than significant when implemented. The tentative map for the proposed project — <br /> shows 6.5-foot high sound walls along the entire south side of Grant Line Road and the entire <br /> west side of DeAnza Boulevard to reduce traffic noise in residential areas(Associated <br /> Engineering, 2006). <br /> Some commercial/office and limited industrial land uses on the east side of the project site <br /> could be located within 100 feet from the centerline of Mountain House Parkway. The <br /> anticipated Ld„ at this distance due to traffic on Mountain House Parkway in the future is <br /> expected to be 74 dBA. The Noise Element of the County General Plan noise levels inside <br /> office buildings should not exceed an Ldn of 45 dBA. With double-pane windows and proper — <br /> exterior wall insulation, an office building will typically reduce noise levels by 30 to 35 dBA. <br /> Therefore, noise levels within the offices should be less than 45 dBA(Mills Associates, <br /> 2005). <br /> Mitigation Measure <br /> No additional mitigation measures are required. <br /> b) Exposure of persons to or generation of excessive ground borne vibration or ground _ <br /> borne noise levels? <br /> There are no potential ground-borne vibration sources associated with the proposed project. _ <br /> It is not anticipated that any commercial or limited industrial activity on the east side of the <br /> project site would generate significant vibrations that would generate noise. Limited <br /> industrial uses include light manufacturing, electronics, high technology businesses,and light <br /> warehousing(EDAW, 2005a,Table 3.2). Thus,no impacts due to ground-borne vibration or <br /> ground-borne noise would be expected. <br /> Mitigation Measures <br /> No mitigation measures are required. <br /> 4-58 <br />
